Year End Numbers 2012 was an improvement for real estate sales in Shell Knob.  This is a location with a small population -  somewhat unique, with residents consisting  of retirees living here full time,  but  summertime finds younger families with long range retirement plans buying property on Table Rock Lake. Potential clients are basically in their 50's age-wise.  They are drawn to the area for both the recreation on a clean, large lake , and the low cost-of-living.   The retirees, eventually sell as age or illness mandates they get more help.   The average sale price in 2012 was $155,000.  This was a 3% drop in price from 2011. Midway through November in SW Missouri and we're still waiting for our first frost.... but am not complaining. I have not seen the usual duck migrations, nor have our normal 'winter' birds arrived.  Guess they know better than the professional weather prognostigators, when it is time to move south.  In other words, it's been a very mild Fall. However, I was happy to see our usual pair of Bald Eagles back and fishing on my shoreline yesterday.   The Missouri Department of Conservation publishes a great Natural Events calendar each year, which gives guidelines for when to anticipate the last frost, or to watch for the first hummingbirds in the spring, etc.  It would appear that colder weather is coming, just a few weeks later than normal.    This calendar is a great gift to clients, and I...

Sales are improving - so can we leave our Angry Bird faces at home?   April 2012 is proving to be a big improvement from April 2011.  It feels like the buyers are coming out to see what there really is in Shell Knob's Table Rock Lake property.Everyone is looking for a bargain and expecting to pay half of what they may have checked out a year ago.  It is true that home values have dropped 8% from the previous April sales figures.  However, it is taking longer to sell .  The Days On The Market are currently coming in at 238 days before being sold.  It was 205 days for April 2011 sales.I've seen more activity this month, then we've had in many moons.  If gas prices continue to go down, will our sales volumne rise? KLEPTO DOG IN SHELL KNOB? It's happening again.  My dog is a canine kleptomaniac!   Last year she showed up with a rack of BBQ ribs. A few months later, it was a turkey leg, and this spring she gifted us with a ham bone complete with  meat ! Embarrassed, I spoke with our two closest neighbors who deny finding any food missing.  So where is she getting this loot?  It is quite a mystery. Our home is about 18 miles from Shell Knob. Most homes on this peninsula are separated by 2 or more acres, and we have room outdoors for quite a bit of wildlife. So I was not shocked to find a fairly large deer skull, complete with teeth sitting in the grass in front of our house.  Maybe I should mount it on top of her dog house as a trophy - announcing -  "Cocoa Mighty Thief".   Ever wonder what your dog does when you can't see him? I live in a rural area in the Ozarks on beautiful Table Rock Lake, about 12 miles from Shell Knob, Mo. Most of the time, our three acres is large enough for our dog to chase squirrels, lizards and dig up moles. However, there have been times when we wish we had a camera mounted on her head to see where travels have taken her. It would be helpful to know who we should be apologizing to.               She is a fairly large dog - about 65 pounds - chocolate brown, which makes her fairly visible. She's not small and quick like a beagle or terrier. That being said..... who lost the rack of bbq ribs she came home with last summer? Where did the turkey leg with partial breast attached come from? SPRINGING INTO SHELL KNOBSpring may be earlier than normal, but I don't know anyone who wants winter back.  Table Rock Lake is mirror-like calm this morning.  A small group of ducks  seems to be enjoying the water, and a Bufflehead duck is diving for his lunch. Real Estate activity is picking up, with buyers checking out Shell Knob and Table Rock lake.The Army Corps of Engineers, who operate Table Rock, are facing tight budgets this year.  The Corps operates 29 parks around the  Ozarks and 10 boat ramps.  They are considering closing or limiting services to several of the recreation areas.  They may hold back opening dates of recreation areas to May 1st with close set for September 15.  They estimate that the changes will save approximately $1.9 million annually.CALL JOAN TO SELL OR BUY...

February went out with a bang, what with the tornado whizzing down Hwy 76 in Branson, as well as parts of Kimberling City.  It did a goodly amount of damage, but no fatalities.  Knowing the spirit of Branson, it won't be long before the destruction is erased and improved.Reservations at the beautiful new Hilton Hotel at The Landings will have to be verified, as the window damage will require all (even undamaged) windows to be replaced.  This may take up to 4 months to reopen.March brings the start of fishing tournaments.  Table Rock Lake is known for excellent Bass fishing, but it will probably be a long time before the record Largemouth Bass is beaten.  In 2009 the World Record largemouth Bass  was pulled in weighing 22 pounds, 5 ounces!Two big tournaments are scheduled in March.   "The FBI has rejected your finger prints" the caller told me! WHAT???   Not exactly what I expected to hear first thing Monday morning. "What do you mean - rejected?" I asked. " Why were my prints rejected?" There wasn't much explanation given. Many agents in our Board were finger printed after a recent meeting. This is new in Missouri, agents are now required to have fingerprints registerd and on file with the Missouri State Highway Patrol,  prior to our license renewal. I cannot recall a single time that a real estate agent robbed a bank or attacked a client. This goes against my concerns for privacy, but I still like being a real estate person so I went and had them redone last week. Guess I won’t rob a bank or a client this week. GROUNDHOG DAY WASN'T TOO encouraging, but  watching the evening news, I know we are  blessed to be in the Ozarks - not  in this weeks snow event as several  northern states were.   Noticed a sign at one of Shell Knob's boat dealers: Fish Still Bite When It's Cold! Gotta love it!  Seems to be an increase in the number of bass boats on Table Rock Lake this week, but haven't seen any real action snagging lunkers yet. Some professional bass fishermen preview lakes to find the best fishing holes for the spring fishing tourneys. Besides doing on-line searches, i.e. Zillow, Realtor.com, etc, it would appear that younger buyers are also spending considerable time absorbing  cable tv shows.  A  favorite appears to be the Home & Garden channel, which seems to have brainwashed potential buyers with the magic words GRANITE - STAINLESS - TILE. An affordable home under $200,000, is not deemed livable unless it is move-in-ready, with a spectacular kitchen, hardwood or tile floors, and of course A LARGE OPEN FLOOR PLAN WITH THE KITCHEN HAVING GRANITE COUNTERTOPS, STAINLESS STEEL APPLIANCES AND THE LATEST DECORATOR COLOR TILE FLOOR! This Week In Shell KnobIt's close, but February isn't here yet.  It has been a weird,  wonderful winter  weather wise in Shell Knob.   Just a bit of snow one day in December, which was gone by noon and temps above average - my kind of weather.  True - not the 70's which my son in Honolulu  experiences , but cool enough to have an occasional fire in the fireplace.  No need even for winter coats.   Having four seasons is nice, especially when the coldest one is  short here in the Ozarks.  Short as it is, we start to think of spring now.   My Home Office desk faces Table Rock Lake, so I can see the occasional fox, coyote or deer meander by and watch the bald eagles fish for their breakfast.Springfield, Missouri is having their Home & Garden Show this week end.  Shell Knob has it the first ...

Winter Sunrise on Table Rock Lake   I can remember one other year, in the 20+ that I've lived here, that has been this mild.   The Ozarks (SW Missouri) tend to miss the heavy duty winters of  northern climes. This is  often a reason to entice seniors to move here. With temps currently in the 50's, we  need a lightweight jacket, but still too cool for my tastes to be the fellow I saw yesterday kayaking on Table Rock Lake. Saw a sign on one of the Boat Sale companies that sums it up. Shell Knob Adverse Possession Conundrum Solved A few weeks ago I was seeking assistance and/or feedback on a problem concerning a 12' foot strip of land. I had sold a 2 acre parcel of waterfront on Table Rock Lake to neighbors of this land, however there is a 12 x 400' lot separating the buyers current land from the new parcel they have purchased. Unable to locate a phone for the owner of the 12' strip, I wrote to the address on the county tax rolls with no results. The owner was being charged $58/year in property tax. The tax's proved to be the solution for my buyers. The annual tax has not been paid for 3 years, so following Missouri law, if not paid by July 2012, the land will be auctioned for back taxes in August.  It would appear that my buyers stand a good chance of being the onl...

2011 Shell Knob Market Report   There were no surprises in the end of year reports for Real Estate sales in Shell Knob. Being basically a Recreation and Retirement area on Table Rock Lake, we have suffered in low sales last year. However, we have not felt the brunt of Short Sales and BPO's that many large cities have experienced. Home sales were down - 13.43% from the previous year, and the dollar volume of the sales was down - 22.94%. This translates into meaning that buyers were looking for lower priced properties. The average selling price for 2011 in Shell Knob, MO was $179,476, with 2010 averaging $201,643. Vacant land sales suffered in the trickle-down effects of the economy.   A lovely 2 acre parcel of Shell Knob, MO waterfront land will close in 10 days. I sold it to a couple who live next to it, extending their current 5 acres..... or that was the plan. Checking the plat for the area, I found a break between the two properties. This was a narrow strip, which divided the parcels by 12'. Further checking found that it was not an easement, etc, but was privately held, and until the last 3 years, the owner was paying $58/yr property tax for this 12 x 410' of land! Taxes have not been paid for three years. There has been no response to the letter I sent to the owner, nor can they be found by checking on line or in the obituaries for Texas. So what to do? Happy New Year from the Ozarks. If real estate sales will go up in the same manner that our winter temps are, then 2012 will be a good year. It has been a mild winter in Shell Knob and my outdoor thermometer is currently reading 69 degrees! Normal for January would be in the 40's. Eagle Watching Days are being held this week end at several area lakes. It is a real pleasure to watch an eagle swoop by and snatch a fish for his breakfast. Birds are a constant source of amazement to me since moving here to Table Rock Lake. The Ozarks are home to more than 40 different species of birds, as well as hosting migrations of a wide range of ducks. Do not know if it is the continued !00 degree heat, or the drought, but we are seeing our largest group of hummingbirds ever in Shell Knob, MO.  Delightful creatures, but now that the babies have been kicked out of the nest, I have to fill my three feeders daily.
