Recently, I was showing a home to a very nice client family.  The home we were viewing was very well cared for, and my clients were very impressed!     So, we went down to check out the finished basement.  It was very nice, with a wetbar in a back corner, two large bedrooms, and a walkout to a great yard.  I was taking a look at the wetbar when I noticed a certain glossy 5 x 7 picture of one of the sellers, right at eye-level.  This photo showed Mrs. Seller in full Mardi Gras revelry...but the outfit only included a couple of tassels on certain parts of her anatomy!  Shocked, I tried to strategically position myself in front of the picture just to make sure my clients weren't upset by it.  There's no reason to distract them from the home! Okay folks, here's a few tips from the field.  Showing and previewing hundreds of homes has given me some insight into what my clients like to see and what turns them off when they look at homes.  I don't think any of these will be surprising, but just in case you don't watch a lot of HGTV, here goes!- SMELLS!  If you're wondering if you should burn the vanilla flavor or apple cinnamon flavor candle, it doesn't matter...I'm not talking about you.  I have been in several homes this year that have such strong pet odors, especially dogs, that I almost gagged when I opened the door.  Big surprise, none of these homes have been of any interest to my clients.  If you're planning on selling, put on your big boy pants, ask a trusted friend to come over and make them tell you if your home stinks...

Home sales in Thousand Oaks Parkville Missouri are on fire! This continues to be the number one subdivision in the Park Hill School District. Add together the number of resales with the number of new construction and you have a total of 42 contracts closed in the last 180 days or 6 months time. New construction accounted for 15 out of the 50 total new homes sold in the Park Hill District overall. Girls we all know that when we find a Stylist that does a great job you'd follow her just about anywhere! Well at least I would!  I discovered Chandra Kelso barely a year ago when I asked my broker, "Who does your hair, it looks great!" Jacob Sapp is returning home after two tours of duty in Iraq!
