Putting a buyer and the home of their dreams together is always a thrill.  It's even better when the home is a classic historic home and the buyer wants to restore the home to its original glory.  That's one of my favorite moments in real estate. Last week was the closing of one of those enjoyable deals.  This beautiful historic home in Carthage has been vacant and sitting on the market for a long time.  It's not my listing, so I've simply been admiring it from afar and sending it out to historic home customers as I had them.  None of them were ready to take it on, though. Meanwhile, the home popped in and out of active status several times.  It must have been fate, because it became available again just in time for the perfect buyers. One of my favorite things about selling Carthage real estate is the opportunity to see so many beautiful homes made from locally quarried stone.  In the 1800s and early 1900s, limestone quarries were a big part of the local economy, along with other mining and manufacturing concerns. Carthage limestone is a very high quality building stone, with such a fine texture that when polished it was referred to as "Carthage marble".  It was used throughout the Midwest for both interior and exterior purposes, including in the Missouri state capitol building.  The Jasper County Courthouse is also built of Carthage limestone.     Early industrial magnates added a high-end touch to the real estate market in Carthage by building themselves ornate stone mansions.  Limestone was hauled in and hand-hewn...

My digital camera goes everywhere with me, as part of my "Realtor on-the-go" kit.  Here in fairly rural Southwest Missouri, I log a lot of miles.  When we moved here, I was impressed and frankly intimidated by the sheer number of miles the Realtor drove my husband and I to look at property.  Quite literally, hundreds of miles in a day.  It sure made my Florida showing drives look easy by comparison.  Well, now I'm the one doing the driving, and my well-traveled camera and I try to slip in a moment or two of fun each day.Sure, I take listing pictures and send property condition photos to out-of-town buyers contemplating a move to the Carthage, Joplin or Springfield areas.  Plus I take what I call "memory helpers"...what color was the carpet in the third bedroom of my listing, or what was...

It's a sunny Saturday morning here in Carthage.  The maple leaves are starting to turn, and it's time to take a look at last month's real estate sales statistics.  Almost all the sales in this area pass through the Ozark Gateway Board of Realtors MLS, based out of Joplin. Those are the statistics I'll be using today.  I'll talk about the Springfield board another day.Those of you in very concentrated urban markets may not be used to having more than one MLS to consider, but when you start looking at real estate to the east of Carthage, Springfield board listings start creeping in, and for properties to the north of Carthage and south of Joplin, there are also other rural boards.  The Joplin Board recorded 184 sales for September 2007, down from 201 sales in September 2006.  In the city ...
