Data Centers in MissouriData centers seem to be a hot topic in our country.  I know in my community there are 2 proposed within 2.5 miles of personal residence.  I have to say these monstrosities are going to wreak havoc on the land.  I live in a rural community.  I live here because it is rural.  I never imagined that a campus of 16 server buildings, plus a guard shack and who knows what else, would even be considered in my area. What does my area have to offer?  Power lines , farmland and water according to the county commissioners and the planning and zoning commission.  All they can talk about are the tax revenues and yet no one can seem to SHOW ME the money or even the plans for the project.  What I really think we offer is a lack of transparency and non-experts.  I think these mult...

When you’re buying a home, the mortgage decision you make can follow you for decades. Interest rate. Fees. Flexibility. Speed. Guidance.Yet many buyers in Lees Summit default to the easiest option without realizing how much that choice can cost them. For years, I’ve watched well-qualified buyers assume their bank is the safest or smartest place to get a mortgage. Sometimes it works out. Often, it doesn’t. And the frustrating part? Most borrowers never realize what they missed. If you’ve ever wondered whether using a mortgage broker vs a bank really makes a difference, here’s the honest answer:👉 It absolutely can — and in many cases, that difference can save (or cost) you thousands of dollars.Let’s break this down in a way that actually helps you make the right decision for your situation,...

Friends — winter weather is headed our way this weekend. Forecasts are calling for a big temperature drop and a chance of snow Today, which can make roads slick and travel messy. Here are a few quick “do it now” storm prep steps:✅ Charge everything (phones, battery packs) + check flashlights✅ Stock basics for 2–3 days: water, easy meals, meds, pet food✅ Fuel up (car gas + extra propane if you use it)✅ Protect pipes: cover outdoor spigots, open cabinets under sinks, let faucets drip if temps plunge✅ Bring pets inside and check on elderly neighbors✅ If you must drive: keep a blanket, scraper, jumper cables, and snacks in the carAnd don’t forget to keep an eye on NWS Springfield for the latest watches/warnings as the forecast updates.Stay warm and stay safe this weekend! ❄️💙

There’s a reason so many people love calling Ozark home.I've lived in the Ozarks since the early 1980's and the change never stops. From 2 lane highways it once had, to the 6 lane highways that now exists, Ozark is located just minutes from downtown Springfield Missouri. From the charm of the Finley River, the historic Ozark Mill, and the iconic caboose at the city park, this community blends small-town character with everyday convenience. It’s places like this that make the Ozark and Springfield-area real estate market so special — strong neighborhoods, local pride, and a lifestyle people truly want.Whether you’re buying, selling, or just keeping an eye on the market, understanding what makes each community unique matters.📩 Message or call if you’d like to talk about real estate opportun...

🏡 Why strategic pricing matters in today’s Springfield real estate marketIn Springfield, Ozark, Nixa, and the surrounding areas, homes don’t just sell because they’re listed — they sell because they’re priced strategically from the start.Buyers today are informed. They compare homes online, watch price changes, and know when something feels overpriced. Homes that are positioned correctly attract more showings early, create stronger interest, and often sell faster — sometimes for more — than homes that start too high and adjust later.Strategic pricing isn’t about underpricing. It’s about understanding the local market, buyer behavior, and current demand to create momentum from day one.If you’re thinking about selling, having the right pricing strategy can make all the difference.

What Experience Teaches You About Shifting Real Estate Markets in Nixa, MO Shifting markets can feel unsettling—until you’ve lived through a few. Experience teaches you that most markets don’t “flip” overnight. What changes first is buyer and seller behavior: buyers slow down and compare more, sellers get cautious, and the homes that win are the ones positioned correctly from day one. In Nixa, we’re seeing a market that’s less frantic and more strategic. That’s not bad news—it’s a return to fundamentals. Markets Shift First in Time, Not Always in Price One of the earliest signals of a shift is how long it takes homes to sell. When homes aren’t disappearing in a weekend, the market is telling you something important: Buyers are taking their time Competition matters more “Testing the mar...

Shifting markets don’t scare experienced agents — they reward smart strategy. Here’s what I’m seeing in Nixa right now:✅ Homes aren’t flying off the shelf like they did — buyers are taking time and comparing options.✅ Pricing has to be precise — “just test the market” usually costs you later.✅ Condition matters more — clean, staged, move-in-ready homes stand out fast.✅ Negotiation is back — closing costs, repairs, and rate buydowns are on the table again.Bottom line: This isn’t a bad market — it’s a skill market. The best-prepped sellers win, and buyers finally have breathing room.📩 Message me if you want a quick, no-pressure pricing check for your Nixa home.Photo AI generated
