One of Woodbury’s most in-demand neighborhoods, Eagle Valley is comprised of mostly single family homes, but also has many town homes. 2012 Real Estate Statistics – Interlachen Woods     Exciting news in for homeowners in the Interlachen Woods neighborhood of Woodbury! The housing market in Woodbury appears to have finally stabilized. After several years of luxury homes around the country languishing on the market for long periods of time, homes in Interlachen Woods are proving to be in high demand. The latest numbers from the Minneapolis Area Association of Realtors are showing the months’ supply of homes in Interlachen Woods dropped 39% in 2012, to a remarkable 3 months’ worth of inventory. Markets with less than a 5 moths’ supply are considered to be a sellers’ market.   Marsh Creek Housing Market - 2012 in Review - What to Expect in 2013   The stock market is up, and so is the Woodbury housing market. The Marsh Creek housing market in particular showed promising gains in 2012. With only a 1.4 months’ supply of homes on the market in 2012, Marsh Creek is clearly a seller’s market (less than a 5 months’ supply of homes on the market.) While the last few years have been unpredictable, especially in the luxury home market, we can verify that the market is on the upswing.   The shortage of quality homes for sale in Woodbury has translated into an increase of 9.2% in median sales price and a 23.8% decrease in the amount of time a home spends on the market (see graph directly below.) The media has reported that the housing market is rebounding, right?  Activity is up, sales are up, inventory is shrinking and prices are on the rise.  Not so fast!  As a Broker that focuses on the luxury home market I can tell you we have a ways to go.  While closed sales overall are up about 10% over last year in Woodbury, home sales with a sales price of $369,000 or higher are only up 1.2% and the inventory of these higher priced homes is only down about 18% compared to the market average inventory that is down a total of 31%.  An even closer look at what I consider to be the upper-bracket housing market in Woodbury shows that home sales of homes priced $500,000 and above have actually declined 14% compared to 2011 at this time and luxury home sales in Woodbury are down 20% this year... 09/05/2012

According to the Mortgage Bankers Association’s Weekly Applications Survey, refinance activity rose 2.0 percent last week, reaching its highest level since April 19, 2009. The increase followed a 22 percent surge the week before and pushed the refinance share of total mortgage activity up to 81 percent. But, despite the gains in refinance demand, the Market Composite Index, which measures total mortgage loan application volume, was up just 0.9 percent due to a 3.0 percent drop in the seasonally adjusted Purchase Index. The average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances was unchanged, resting at 3.74 percent. It is the second consecutive week that average mortgage rates were at all-time survey lows.  07/26/2012
