I Went to a Show Last Night and I Didn't Walk Out! In a post this weekend I told about a particular movie I had attended with my husband that was disgusting and we walked out. Well last night was not the case for us. We attended the Broadway Production of "9 to 5" at The Ordway Center for the Performing Arts in St. Paul, MN and it was terrific.       It was 1979, the time of shoulder pads, afros, Donna Summer, Farrah Fawcett, Micheal Jackson, Pet Rocks, and the movie staring Dolly Parton, Lily Tomlin and Jane Fonda.     The Broadway Production of this movie was hysterical, the voices were amazing and the actress playing Dolly nailed her perfectly. Well the first quarter numbers for Highland Park are out and they aren't great. Here's the "in a nutshell" results The Bad: - The median sale price in Highland Park in the first quarter was $205,590, down 11.5% from the 1st quarter of 2010. - The days on market in Highland Park was 161 days, up a whopping 43.6% from 1st quarter 2010. The Not So Bad: - There were 36 closed sales in Highland Park in the 1st quarter which equals the 1st quarter of 2010 - New listings in Highland Park are also up 4.6% The culprit appears to be more foreclosures and short sales entering the market. Of the 36 sales that took place in the 1st quarter, 9 were foreclosure or short sales. If we were to remove those 9 sales the average sale price of the remaining 27 properties was $284,451. Although we wouldn’t know it from watching the six o’clock news, mortgage underwriting guidelines and mortgage insurance underwriting guidelines have been in a pattern of loosening, not tightening. This trend started in late 2009 and continues today with such examples as lower minimum credit scores for mortgage underwriting guidelines and fewer declining markets for mortgage insurance guidelines. As this has happened, another trend has emerged. The phrase “underwriting exception” is coming back in practical contexts rather than a nostalgic reference to days gone by. Many people trying to buy a home after a short sale find it difficult to navigate through loan programs that they may be eligible for and various waiting periods that may be applicable. If late payments occur, most people are told that the waiting period for buying a home after a short sale is 3 years because that’s what FHA requires if late payments occur.
