I recently sat down with a Twin Cities luxury home owner and discussed listing their property in the next few weeks. When it comes to selling a luxury home, I usually do what is called a "two-step" presentation. The first meeting is a chance to tour the home, listen to the homeowner's wants and needs, and get an overall idea on the scope of the property and its relationship to the market. Either the next day, or a few days later, I meet with the owners again, and give my presentation on the state of the market, my recommended listing price range, and the marketing plan I have developed specific to their home.After I list the home, I come back into the home, without the owner present, and go over every detail, like a home inspector would, and find any flaws that a buyer might object to. ...

Both Pending Sales and New Listings are up this week.  Not a big surprise.  The news is that Pending Sales are only up a very small amount, while the number of New Listings rose significantly.  Therefore we are left with a net increase to the available inventory.     The "health" real estate market, is driven by supply and demand.  We all know there are more homes for sale than there are buyers.  The critical question is, "Do we have too little demand, or too much supply?" The number of homes sold has been on the rise for many years, but has plateaued, and fallen slightly recently.  Meanwhile the number of homes for sale has continued rising.  It's tempting to say the buyers left the market, there's no more demand!  But ask yourself, "How often can we expect people to move?"  The number...

Pending sales jumped up again for the 4th straight week.  New listings are popping up all over the place, Spring Market has arrived!  Keep an eye on the newly listed homes, the good ones (condition & price) are selling fast.  And remember if you think it's a nice home, and a good deal, other buyers will too!If you think you recognize some of these new listings, you're probably right!  Roughly half of these are re-lists that have already been placed on the market at least once in the last 12 months.The best thing about the current market is that you can find really high quality homes, and maybe even think about it over night before buying!  Look for quality, think of resale, and don't settle.  But when you find the home of your dreams...don't hesitate and don't haggle over the small stuf...

    I think we all would agree that volunteering and helping those less fortunate than ourselves...or doing something for the greater good....is a good thing.    Often I've thought....and maybe you have too, "I'm just too busy to help". That's why I got involved with efforts in my own backyard...Historic Northeast Minneapolis.      The Northeast Lions Club, of which I'm a member, goes out 1 day per month to deliver for Meals on Wheels...our local chapter is called "Dinner Bell".   We deliver hot meals....low sodium...when requested..meals to the elderly, handicapped, and shut-ins.    Often short volunteers...our 1 day a month may turn into 3-6 days per month.    There are a few reasons I like this cause...1) it takes just an hour out of my day at lunch.  2) It's helping those in MY neig...

Minnehaha Falls In WinterMinnehaha Falls is a beautiful area to visit anytime of the year in Minneapolis. This weekend I went to the park to get some snapshots of the frozen waterfall. Yes, those are people walking at the bottom of the falls. At 53 feet, it is quite a sight to see in summer and in the winter. Short Sales are when the Seller of a home owes th bank more than they get in the sale.  They are coming up "short".  To more exact the Seller does not have enough sale proceeds to pay the mortgage(s) and all the closing costs incurred with a transaction.Sellers contact their lender(s) to try to negotiate a deal to sell the property for less than the full amount owed.  Typically the sellers make this known early on, so Buyers aren't surprised once an offer is written.We are seeing a lot more of these in the Twin Cities for a number of reasons.  It's good to remember that while on the rise, the number of short sales, or foreclosures for that matter, is still a very small number of total home sales.Here are some tips for handling a short sale if you find yourself interested in a home in th...

Yesterday I sat down to read the paper, something I have not been able to do for well over a week. I never expected to get emotional right off the bat, and when I say emotional, I mean the exact opposite of crying.When I came across an article about the Minneapolis City Council and their recent resolution regarding local foreclosures, I actually had to walk away from the paper before I crumpled it up and threw it into the trash. Since it was buried on page six of the Pioneer Press, many have most likely missed it. The non-binding resolution passed by the Minneapolis City Council is calling for lenders to stop foreclosures for the next three months. And the listings come flooding back.  The number of new listings in Minneapolis soared up this week to 1544.  Doubling the number from the week before.  These new listings are just adding to the already flooded market.  Many of these "new" listings have previously been on the market, and were just taking some time off.  I guess everyone thought spring would be a better time to try to sell.  As long as inventory continues to be added to the market like this, for most Sellers it's going to be a long slow spring.  Markets do improve in various areas of the city, and at different price ranges.  The key to selling in a "flooded" market is to simply offer the best value on the market.  Keep in mind Buyers are going to visit all the homes for sale, then buy the one they felt was the "best" ove...

During the boom, business was booming for builders. It seemed I would wake up in the morning, drive to the office, and see a new development going up on the way.
