Ice is out of the lakes in most of Minnesota.In North  Branch area the ice is GONE!Now is a great time to see what the beaches look like on homes for sale.The water is as clear as it will be all year.  Now is the time to see what the swim area is like.Is it nice and sandy or is it muddy.The needs that you want for a lake home can be narrowed down in a very short time.North Branch Minnesota has many great lakes but you need to check them out for the type of recreation you will enjoy. 03/31/2016

MY dad said the inspector doesn't know what he is talking about!This came from a seller client.  This is the same dad that told me that zillow had the price of the home 28% higher than I could find comps for, and I even proved it by showing all the comps right on the computer. So, the inspector said there was an issue with an outlet.  Not major but it should be checked out.  I personally used a plug in device and it showed a small chatter.  I told the seller to have her dad bring in an electrician friend of his and check it out.   He did and the friend said yes!  There is an issue.  Checking it out there was a loose wire! At that point I had a heart to heart talk with DAD.  If he had anything else he did not believe was right get a PROFESSIONAL in and have them check it out.  (It would ... 03/01/2016

Last night my wife and I went out to a local eatery.Nothing fancy.  She paid the bill with our credit card.WE stopped and got gas ($1.49) and then off to another store.When she went to pay for the stuff...NO credit card!She searched her billfold and it was no where to be found.The receipt for the eatery was there but no card.So we went back there checked to see if she left it with the cashier.  NOPE.Not on the ground inside or out.WE went back at the gas station, she checked inside and I looked where we pumped gas.  NOPE.Went back to the store and the same thing NOPE.Went home, got the mail and then called the card company and stopped the card. I am more organized than that but I want to make a point.I read about those who have a script.  Don't get me wrong, I am not putting you down.  It is one way of staying on point.But...are you married to that script?   Are you able to roll with the punches and still cover everything you need.Buyers don't know your script...Buyers will ask questions and want answers.  Do you answer them right away or do you tell them you are getting to that.  07/31/2015

March 4th at midnight, ALL ice houses and structures must be off the southern 2/3rd's of Minnesota Lakes.   You can still use an ice house or even a portable, but it must not be left on over night. If your house is froze in, you better make sure that you get every piece for the DNR knows who was where.  they have overhead photo's and other tracking stats. I have a short sale that I have been working on for over a year.  We are on our 7th representative from BoA. We have had the offer for just as long. My seller decided that she had to move and I helped her contact BoA to let them know that if they wanted to winterize to call me and I would let them in.  I got a rerturn call asking for a copy of the listing agreement which I sent and got confirmation of that.  Mind you, this is all while negotiating for the short sale. When my listing ran out, I called and informed them that we re-listed the property.  I went to do a routine check as I do and then try and report back to them and found my lock box gone and a new lock box.  3 calls in as many days and now they won't call me back. Some of my favorite clients are elderly. There is no guessing where they stand.  I have blogged about this before. I met some NEW friends today.   Yes clients, but they are much more.  I told my wife that this 2 hour listing would take at least 3.  It took 4 1/2 hours. I got some great insight of their mentality, and some great leads to boot. This age group always has some wisdom I can take away. Today was not diferent.  This time it was the wife... I had a great time and a very  relaxing time. I got caught up on family gossip and many friends that also stopped by. But, now it is time to hit the grind stone.  2 closings to work on and an offer coming in tomorrow night.  No rest for the wicked. It is  always good to get away. No, I ddin't get a deer.  I could have but it was not the one I was looking for.  As I have said before, it is the hunt I enjoy, shooting the deer is secondary.
