Five things real estate agents seldom mention to potential clients: Maybe I'm exclusively a buyer's agent, but I'll still make money when the agent I recommend to list your house sells it.  I will be paid a referral fee from the commission you pay the listing broker, and you will receive nothing of value for that portion of the commission. When I brag that I may get your house sold before it even hits the MLS, I'm really saying that I hope to convince you to accept an offer from a buyer I supply, or one supplied by my brokerage.  There may be many folks in the broad market willing to pay more, but that's OK with me.  I won't have to share the commission you're paying me with another broker. When I was a kid, I learned about the responsibility that came with borrowing money.  If I asked someone to loan me a quarter, I knew that they expected to be paid back.  When I grew up and asked someone (bank) to loan me a bucketload of money to buy a house, I also knew that they expected me to pay them back.  It's a simple concept that I suspect has been almost universally learned.  I never begrudged the lender for expecting to be recompensed, and I never encountered a lender who forced me to accept their offer of a loan.  I have occasionally overextended myself on credit card balances, but never thought of blaming the credit card company for my discomfort. Are there people who are so unsophisticated that they don't know they are creating an obligation to repay when they accept a loan...

Unless you live in one of the unique locations in America that does not go through the ritual, you will have an opportunity to enjoy an extra hour of rest on Sunday.  It's payback for the hour we lost in spring.  You will hear and read many suggestions that you check the batteries in your smoke and CO detectors, and that is important advice.  What should probably be added to the list of batteries to check is the one in your furnace thermostat.  It's possible for some models to stop telling your furnace to operate if they have a dead battery.  If you happen to be out of town trying to cure a case of cabin fever, you could return to a frozen pipe nightmare.  Better check that thermostat battery this weekend.

A year ago, we asked non-buyer/sellers, "How's that fence sitting workin' out for ya?"   The question was directed at folks who watched the housing crash and slow recovery, all the while in disbelief.  They watched as their dreams turned to nightmares, their hopes turned to new hopes, and their children missed the opportunities they imagined for them.  All along the way, the opportunities continued to exist, but the fencesitterz worried their way through inactivity. The housing market is in the final stages of a crash and recovery cycle.  For the last several years, many people who wanted to sell their homes and move up to something more appropriate for themselves and their families have voluntarily remained frozen in their tracks.  Many saw their home values drop again and again.  They couldn't believe it was happening.  Ask why they didn't want to make a move, and the answer was often that they just couldn't believe it was happening.  Now the market has stabilized, and the kids are halfway to the age when they'll be moving out.  They will have survived without the better opportunities that the newer and better home and neighborhood would have provided.  Prices are not dropping, maybe even rising a bit.  The house is not worth what it was worth in...

Real estate agent etiquette for showing homes appears to have diminished over the past years in my personal opinion.  Technology has increased the speed of our real estate lives as well as making it easier to accomplish basic tasks.  Thus, there is no reason why the basic tasks and agent etiquette has to take a back seat in today’s business.  Slow or not even providing showing feedback This one is really poor in my eyes and drives me crazy.  Homeowners allow agents and their buyers to tromp around their house while displacing the owners for an hour.   Showing agents only need to take a minimum of 3 minutes out of their day to provide feedback for the homeowners as a thank you.  This should be completed within 24 hours of showing the property….not days to weeks later.  Feedback should be...

Lifestyle upgrades are easiest to enjoy if they include a better place to come home to. Robert Shiller was interviewed in CNBC's Squawk Box this morning, and he gave a couple opinions that captured my attention.  Some of what he had to say seemed encouraging to the housing industry, and some was not quite so.  Following are a few perceptions I had of his interview: Shiller said that he feels that mortgage interest deductibility encourages bigger houses, and he is not sure that is necessarily a positive result.  He suggested that perhaps the deductibility should be preserved only for low income buyers who can barely afford a new home.  I found that comment interesting because there are so few low income buyers of low priced homes who realize any tax benefit from itemizing deductions, with or without a home interest deduction.  Additionally, Professor Shiller may want to con...
