Your Waterfront Home If you are considering selling your home, I would like you to think about all of the things that make it special to you. The location, the architecture, the landscaping, your kitchen, or your home's master suite. Perhaps your favorite part is the view from the living room, as the sunset explodes across the sky. All of these details add up to providing you with one of West Michigan’s most distinctive homes. Your house means a great deal to you, providing you with years of memories, it's not just a house to you but rather a home. When you decide you need a change and are looking to sell, you need someone who will provide a unique, individual selling plan, not a mass-market approach that groups it with homes worth far less. Your home must be sold like the top-of-the-li...

The North Muskegon Mi. March Market is Marching On!February showed a cooler market this year but that is understandable! Not too many want to move when you can't shovel snow fast enough to keep it out of the tops of your boots! Here is a snapshot of the North Muskegon Mi. real estate market.  Here are the statistics from SWMRIC showing the homes sold from January 1st 2013 through the end of March 2014. Here is a quick look at the North Muskegon real estate market over the past 14 months. As you can see, the listing inventory of homes listed for sale has been lower in the past 5 moths than at any time over the past 14 months. Pending sales are up a minimum of 25% higher than at any time since February 2012. As far as Sold goes, April had more Sold listings close than 13 of the past 14 months and only one sale short of the highest month in the past 14 months. What does this mean to you? If you are thinking of buying a home in North Muskegon, have your agent get busy and set up an automated search so you will know as soon as a new listing hits the market. Homes priced right are selling quickly! It may not be a Buyer's Market anymore. There are nice homes on Bear Lake, Muskegon Lake, and ...

THE NEW REALITY OF TODAY’S REAL ESTATE MARKET by David Medendorp   Clients come to me and other agents to help them analyze all of the available information to help them understand what the market is doing and help them understand their options.  Today, I am more of a teacher than a sales person.  I try to help my client understand the real estate market, what is happening in the market now and what might happen in the future.   The current market in Muskegon, West Michigan and the State of Michigan is showing many positive trends!  The market has made a turn for the better.  The average sale price in Muskegon was up 19% in March 2013 from March 2012.  The median sale price was up 20%!  The first three months of the year, the average sale price was up 15%.  Now that, my friends, is some...

Is the Market Really Headed In the Wrong Direction? I don't think so, and I can back it up! Last week the national news naysayers told us that February sales were down 5.5%! Doom and Gloom! My question is, "Down From What? Down from last week? Down from last month? Down from last year? Down from 5 years ago? I know that national statistics are interesting, but are they really important? Real estate is local. The local economy effects real estate. Local employment effect real estate. Believe it or not, local weather effect real estate. Here is some relevant data to support my position. As you can see from this chart, this just isn't the case in West Michigan. February sales in Muskegon County were up 28% over the previous month February sales in Muskegon County were up 15.5% over Februar...
