Ypsilanti, MI Real Estate News

In three years I've spent a great deal of time looking for a niche market.  I've look at new builds, condos, old and new subdivisions.  Just recently I became fond of older homes built during the 1920s or 50s.  I took a look at the old west side of Ann Arbor and thought how well these homes have been kept up. The thing that drew me to these homes were that they had there own unique style to them. Now me being in Ypsilanti I took a look at Normal Park. Normal Park has a historical feel along with the homes to go with it. I've seen quite a few homes in the area. Each one are different. The most impressing part about it is that these homes like the ones one westside of ann arbor are well kept. There is a lot pride in these neighborhoods.  It gives the city an identity that everyone is fami...

Just yesterday I bought a book for my online course at Eastern Michigan University.  When I bought this book it was over a $100. So I as the cashier if I could sell the book back at the end of the semester. He simply replied yes but there will be no money to get from it because a newer edition will be used.  This made me frustrated on how universities and colleges work. Now we spend so much money going to school and buying books. You think we get some sort of break when we return books we no longer need.  I bet there are lot students with books they couldn't sell. So what happens to them. They sit on a shelf or take up space in a corner somewhere. It's not of all books; some are relevant to what we are attending school for. Though for the ones that has no bearing on what we attending sc...

I know that there has been a lot of talk about the Homebuyer tax credit.   It's an incredible incentive to purchase. Though, for those that are waiting for prices to drop......let's just say you will miss out on the great deals that are already out there.  Now I've mentioned you have only 4 months to take advantage. Why? Ok well let's walk you through the process.  First, you will have to shop for a mortgage...remember the minimum credit score for FHA is 620 and the minimum down payment is 3.5%. Second, let's look  at what homes are available in your price range/ area or what you are approved for. Third, let's work with a Realtor who understands  the current shift in our market here in Ypsilanti.  By this time we've spent maybe two and halfs weeks or less getting to this point.  Now con...

Just over a week ago I was ready to make a move to another company here in the area.  Though some of my fellow realtors here read my blog and called to see what was going on. I told what the issue was and what I was dealing with but to make a long story short. My team leader Chet Hill and I work it out and I decided to stay.  You see I told you all I have a thing for loyalty. Besides I started this business when I was riding the buses here. So I say all that to say this. I'm glad I'm with a company that cares about your well being. I thank them dearly and want to show them through my own actions that it's very appreciated. To everyone a the KW office here  in Ann Arbor.... Thanks. To my buyers and sellers that thinking what they should do in this market. Give me a call at 734-717-1360. ...

Look at the NEW Vflyer format. I was so excited when I got this from Aaron today. I think it will be a great addition to our outside blogs. Not only that but you can now add your listings to Facebook with one click. No more entering your listings to Facebook through one of the apps. Here are the few I submitted last night. Here is how you do it after you have created it: Now the really cool thing is this new style Vflyer, it will fit great on our Outside Activerain Blogs. This is a "short sale" listing in Ypsilanti that my Team member listed this week.     One of my favorite things to do is to wake up just before sunrise, jump on my bike and ride to Ford Lake. There is a system of bridges which take you right out over the water and there is no better place than this in Ypsilanti to watch the sun rise. Ford Lake was formed in 1932 when Henry Ford completed a damn over the Huron River to supply hydroelectric power to one of his plants. The lake covers 958 acres and is surrounded by 6 parks known as the Ford Lake Park System including Ford Lake, Loonfeather Point, North Bay, South Hydro, North Hydro, and Lakeside Parks. Whether you are new to the Ypsilanti area or are a long time resident Ford Lake is a great place to visit and enjoy. It truly is one of the things that make Ypsilanti a great place to live.

I know today's halloween and the kids are excited about dressing up and going to the neighborhoods for some sweet candy and treats!  They are some parties and festivals going on tonight.  I want to remind you all to be careful and be safe. Some cities and counties have curfews if you are 18 and under. So be mindful of that.  Today at 5pm there is a Halloween Festival downtown Ypsilanti.  If you have a chance to come and see the wonderful people walk down the street in their festive costumes. No matter how you are celebrating tonight. Make sure it's safe! www.letmewelcomeyouhome.come

The Sidetrack Bar and Grill is a charming restaurant in Ypsilanti Michigan; it is located in Depot Town and has the best burgers. It is a completely laid back atmosphere and reminds me of the way life use to be, with lots of old photos on the walls of the history of the SideTrack Restaurant. The Sidetrack has been in business since the 1800's when it was started across from the railroad tracks in Ypsilanti. The Amtrak Train passes through there although it never stops anymore. You have to pick up a ticket to Chicago in Ann Arbor.   Brick walls, hardwood floors, and a gorgeous bar and every time I go it is standing room only. The Sidetrack has high ceilings, a warm fireplace roaring in the winter months and an outside patio to enjoy in the summer time.       I took Allyssa there yesterda...

The annual Ypsilanti Heritage Festival starts this weekend, Friday the 15th through Sunday the 17th.  This is the 30th year anniversary for the Heritage Festival held at Frog Island, Riverside Park, Depot Town and downtown Ypsilanti. A gorgeous setting along the Huron River with plenty of things to do for people of all ages.       Some of my favorite events are the Civil War Encampment, all the music at Riverside Park and the arts and crafts. The Ancestors gathering is also a great event featuring the life and times of the history and settlement of Ypsilanti, MI.       Over 100 Artists will be featured at the Heritage Festival.  Washtenaw Community College jazz band will be performing, Unchained, (a Christian Rock band) Dueling Pianos, Noteworthy ( soul and blues band), Ypsilanti Commun...

In December 2006, Zak Wigel, walked into Saline Community Education Department and requested to use the gym to set up a Halo Tournament to raise money. He wanted to host a video gaming tournament to host a Halo Tournament. They got approved months in advance to use the gym. Zak put in $600.00 of his own money. After months of planning, two weeks before the tournament, in March, Zak was told to CANCEL THE TOURNAMENT!! Read the entire history of how Gamers for Charity evolved. You can also listen to the podcast, it is a fascinating story. After making the Ann Arbor News and circulating on the internet with over 1800 diggs and 200 comments, they made history. The move now to have the Ypsilanti Automotive Component Holding plant (ACH) reassessed, in this article, may cost the City of Ypsilanti an additional $600,000 to $700,000 in loss.  This comes on the heals of a proposal for the City to place an income tax for resident who live in the City as well as those who just work in the City, but have their residence outside of the Ypsilanti City limits.  I briefly addressed the income tax issues in this blog article just over a week ago.

Great link to the Mayor's Corner for the City of Ypsilanti addressing the discussion to place a City Income Tax on the November 2007 ballot for vote and just exactly what it is needed for.  The proposal is calling for a 1% tax on residents of the City and an 1/2% tax on non-residents who work in the City of Ypsilanti.  This does not affect Ypsilanti Township residents, which is the majority of the population within the designation of "Ypsilanti".  One thing this tax will do is to generate some income from the staff at Eastern Michigan University that work, but do not reside in the City.  Only time will tell how this develops and the City's Website should have current facts as this progresses.
