Round Lake inWhite Lake, Michigan is an all sports private lake with only 46 acres in size.  The other lakes within a few miles is Mandon Lake, Cooley Lake, Cedar Island Lake (the biggest all sports lake), and Long Lake. Mainly there is gravel road around the lake. There is no public access or public beach. Bogie Lake in White Lake Township, Michigan is a beautiful place to live. If you are looking for an Oakland County Lake with no noise you want to check out Bogie. The school district for Bogie Lake is Huron Valley Schools.   Yes you heard it here.  White Lake water front homes are red hot.  There is just so little White Lake Twp waterfront homes for sale.  That is the major driving force behind the waterfront real estate market being so hot.     There are still so many White Lake Township lake home owners that are upside down that they cannot sell their waterfront home.  They owe too much to the bank.  They may have bought it from 2000 – 2009.  If so most likely paid one of the highest prices that waterfront home has sold for.   White Lake water front home prices have not gone back up to those levels.  It may be many years before they come back that good.  But White Lake waterfront home prices have gone up.  They have turned the corner and are now going in a positive direction.  Home price going upis good... 05/16/2012

I am going to give you some White Lake home buying tips for the current market.  Right now it is a very hot market.  Some homes if they are in good or great condition will sell quickly.  Sometimes they sell in one or two days.  So if you are buying a White Lake home here are my tips. 1.)  Put in your offer quickly if you like the home 2.)  Have your Realtor put an expiration date on your offer so the seller doesn't sit on your offer.  You do not want an agent to wait for more offers to come in to see if anything else is better. 3.)  Respond quickly to the counter offer.  Again for the reason you do not want another offer to sneak in.  The seller has no obligation at any time to continue to negotiate with you.  So if a better offer comes in you may be out of luck.  So work to get the dea... 05/03/2012

Most foreclosure agents are reputable but some are still pulling shenanigans.  Over the past 4-5 years some foreclosure agents had set up shadow companies that did the maintenance and securing of the foreclosures they took care of.  That was okay.  What wasn't OK was when the foreclosure agents feed the great deals to their friends and shadow companies they had set up.  There were certain agents in the metro Detroit area that were flipping 100 homes a year by getting the first dibs on the foreclosures.  They would paint and carpet them and flip them for a profit.  Fannie Mae and Freddie Mac have stepped up and put in the first look program.  This is where owner occupant buyers have the first right to buy the home.
