Anyone following the recent market studies I posted on this blog is aware of one thing -- what is selling in in the coastal subareas of Allegan County and what is on offer are in two different price ranges.  For instance, in H23 (Saugatuck, Douglas, Saugatuck Twp, and a small slice of Manlius Twp) in Dec the median residential sold price was $170,889, but the median of residential listed prices was $319,000.  Same thing was true for other subareas in December and in November. Doug and Kelly and the Boys in front of their new land adjoining their home in Saugatuck, Mi.  Land adjoins their back yard and has quite a slope.   Dee Dee facilitated the purchase of the property.  This will afford them even more seclusion and a huge playground for the kids and the dog.  A little more snow and we will have a great sledding hill.  Can't wait!

In the Saugatuck area - Douglas, Saugatuck City and Saugatuck Township - foreclosures have been almost non existent and the supply of available homes on the market has dwindled. The result was predicted by Dee Dee, the median land sale price has increased by 94%.  We are essentially running out of land that is available for building.  Buyers cannot find a home on the market that meets their needs and are purchasing land and building their homes!  47 parcels of land sold in 2012 versus 45 in 2013 which was essentially constant. However, the median price increased from $50,000 to $97,000 for the 94% increase in cost per parcel! Total dollars spent in 2012 on land was $3,843,750 which increased to $5,546,500 in 2013 - up 44%! Saugatuck City, Douglas Village and Saugatuck Township sales of residential units confirm that 2013 outperformed 2012 in sales. In 2012, 164 residential units sold versus 200 in 2013.  This was an increase in sale of homes of 22%! The median price in 2012 was $221,000 versus $252,000 in 2013 for an increase of 14%.  Dee Dee always quotes the median price instead of the average price because  Lake Michigan frontage homes sales can very often skew the average number. Total Dollars spent in 2012 was $46,611,335 versus $59,047,786 for an increase of 27% in 2013 versus 2012. It is definitely a Seller's Market in Saugatuck, Mi.  Seller client walked into my office at Coldwell Banker in Douglas, Mi on a Thursday.  I met with the couple on Friday to sign the Listing Agreement.  Home was listed  in the MLS on Monday and by The next Thursday we were under contract with several clients waiting in the wings.     Doesn't get much better than this for Sellers. Home sold for $285,000 this week.  Just over a year ago the same home had sold for $245,000.  Market in Saugatuck on the upswing.   Need more listings!!  Vacant land is starting to move also as the inventory of homes on the market declines.

If you have always wanted to live in Saugatuck and couldn't ever get your perfect home, now is the time to build!  2012 versus 2011 shows that  the number of land sales have increased by 80% from 2011 to 2012 but the same dollar value was expended for land in both years. That means that the average price of a parcel of vacant land has decreased 28% and median price decreased by 49%.  In the last few years there has been quite a bit of land on the market that has not moved for several years due to the backlogged supply of single family homes on the market.  Now that the oversupply of constructed homes has decreased considerably, land is starting to move but the prices of the land has not increased as there is still a considerable oversupply!  Dee Dee has several builders who have really ...

The Saugatuck Market is definitely on the upswing.  2012 was my best year ever! and a great year for Saugatuck Real Estate in general.  Number of Single Family Homes sold  in  Saugatuck City, Douglas City and Saugatuck Township was up by 52% - from 81 sales of single family homes in 2011 to 123 single family homes sales in 2012.  Dollars spent were up 54% in direct coorelation to the numbers of homes sold.  In 2011 $24M was paid for the homes and in 2012 $37M.  The median price was down 5% while the average price was up 1%.  This indicates that last year prices have remained constant with the previous year primarily due to the fact that we were selling off the built up inventory from previous slower years that had resulted in there being an oversupply of homes on the market.   Although ...
