You're going to purchase your first home. You've already been pre-approved with a mortgage rep. and your working with a REALTOR. You find a home you think is the one. Whether you're putting money down or going with a Zero down gift program, there are other, what I call, out of pocket costs. When working with first time buyers, I've noticed that most people were unaware of these prior to me explaining the process.                     Out of Pocket Costs, You Should Be Aware Of:                                                                                                           EMD or Earnest Money Deposit - even if you are going with a zero down program, you typically need to put down an earnest money deposit. This is typically done by you writing a check, the check is held in es...

You've heard it on the news, you've heard people saying it, you've read it in the papers and on the net. It's a buyers market. But despite all of the hype, homes do still sell. There is simply just a large supply of listing inventory, and a small supply of buyers. That is why pricing is very crucial when putting your home on the market. To find out what you should list your house for and for the latest market trends in your area request a cma (comparative market analysis) from an area REALTOR.                                                          In addition to pricing, having your home in "show condition" is a must. If your home does not show well, chances are a buyer will just move on to the next home. Buyers can be fussy in this market, due to the amount of listings available.   ...

HISTORYFrench settlers spanning out from the Detroit area settled this area around 1779. Some of these families include Couchez, Frazho, Fresard, Maison, Trombley, and Vernier. L'Anse Cruise (deep bay) was this colony's first name. It was renamed to St. Clair Shores when it was incorporated as a village in 1925, with Daniel N. Davis as its first president. It was given this name because of its location on the shores of Lake St. Clair.
