As a real estate agent you have your highs and lows.  This is just another day in the life of a real estate agent.  Today started out great.  I had showed houses all weekend with 6 different buyers.  In the metro Detroit real estate market many foreclosed homes are going over list price if they are in good shape.  I started off the day putting in 4 offers on homes.  What I liked is that 3 of them were strong offers.  One offer was 15% over list price.  That home had multiple offers.  So hopefully we end up strong and win the bid. Yes you did hear me right, I'm not your man.  I had a person call me today about buying a Novi short sale home.  Their relatives owned a house and had it listed as a short sale.  The sellers had approached this relative to buy the house for them.  This guy wanted to buy it cash in his name.  The relatives would still live in the house. I hate to say it but that is FRAUD!  Most banks when doing a short sale make the buyer and seller sign a document saying they are not related.  The banks do not want to sell the house back to the home owner at a lower price.  That is the banks prerogative. I had a new client come to me.  She was frustrated in her Novi real estate search.  She had been with another agent and felt she had been shafted.  I think she was somewhat right. Many times short sales fall apart because the buyer doesn't have the patience to wait for the banks decision.  So some buyers agents try to tie the buyer into the deal.  They don't want to take the buyer back out unless they really have to.  The agent doesn't want to start over.  So what do they do?  They don't protect the buyer from unneccessary expenses.  They tie the buyer to the deal by having them do the home inspection and the appraisal before the bank agrees to the short sale.  What happens is the seller agrees and signs the purchase agreement.  Then the buyer usually has about 10 days to get the home i... 03/22/2010
