Dexter prices went down in September and residential supply is now 13 months. It would take about 13 months for all the homes to sell if no other homes came on the market. Anything over 7 months supply is a buyers market. The chart shows November 2008 compared to November 2009, the number of homes listed for sale are up 18 percent and the number of units sold are the same. Below, November 08′ vs. November 09′, the sellers asking list prices were down 2 percent and sold prices declined by 25%. The trend line charted by Affinity Valuations, Inc indicates slightly rising average sale price per square feet in Dexter Real Estate through the last 12 months.
