I had somebody come in my office and get pre-approved for a mortgage.  They were going to have to go FHA because all they had was a authorized user account visa credit card and 5 collections on their credit report.  They had no established credit.  That is what is great about FHA Loans you need no tradelines on your credit report is you have 3 or 4 alternative trade lines.  What FHA means by alternative trade lines is a history of paying an account for one year on time.  Some of the accounts that can be used are:Utility accounts.  Phone Bills, Gas Bills, Water bills, Electric billsCar Insurance or renters insuranceRent payment if paid by cancelled checkCell Phone BillsAny bill that you pay monthly or at least quarterly.  This guy was a mechanic.  So he had rental payments, two utility p...

Well I have another great story to tell about how crazy lenders are getting with their rules.  The lenders, and banks are not making many exceptions any more and sticking to the rules no matter how stupid they are.The mortgage loan is for a Metro Detroit home in Grosse Pointe which is an upscale neighborhood outside of Detroit.  The borrower has 790 credit scores, makes between $150,000 to $200,000 a year and has a ton of money in her retirement account.  She bought a home with a first and second mortgage and refinanced it twice since she bought it.  The problem is that she once refinanced it into one loan at one time.  The bank now classifies her loan as a "cashout" loan because she is paying off a 2nd mortgage.  It doesn't matter that she has not taken any more money than what she pai...

Each year the Metro Detroit real estate market picks up in May and runs thru July.  There are more buyers in the Metro Detroit real estate market during that time.  What happens is that there are more buyers, more activity, more competition for Detroit homes and Metro Detroit real estate.  Homes usually get a little higher sold price during this period.  Homes that have sat for monthes sometimes get snatched up quicker.Just because homes have sat for months in this Southeastern Michigan buyers market does not mean that they will last forever during our spring rush.  I am not saying that it will be a mad rush for homes, but I am saying that a home that has sat on the market for a year may disappear in a matter of days.  Just simply because there are more home buyers looking to make a dec...

Gerald Morgan had been living in the 1 bedroom apartment in downtown Detroit for the past 7 years. The 62 year old semi-retired truck driver was making ends meet but the apartment wasn't where he wanted to relax when he officially retired and got off the road next year. Looking out his apartment window to the vacant building across the street wasn't his idea of a room with a view. Constantly hearing other tenants in his building flushing toilets and slamming doors, he new he wanted someplace better to live. But what could he afford on his part-time income other than where he was, he frequently asked himself. Gerald dreamed of owning a home. He was never in a good position financially to ever afford a home of his own. Plus, being gone on the road trucking for days didn't make it feasibl...

Greetings! Has anyone figured out a good way to move properties profitably in our current market here in Michigan?  There are a lot of opinions out there, but are they actually working? And who's really benefiting in the long run, the investor or the homeowner?  How about a program that actually benefits both parties?  If you're a senior citizen over the age of 62 and you live in the Tri-County area, you can now get into a new home with zero out-of-pocket expense and zero house payments for as long as you're living in the house. This program works anywhere nationwide but for the benefit of this article we're concentrating on the Tri-County area. The program is a federally-insured mortgage loan backed by the government called a Home Equity Conversion Mortgage, or HECM for short. It is th...

With the Michigan real estate market being as dismal as it is right now, believe it or not, I have some great news to pass on to you about a new program I recently became introduced to.  If you've never been ahead of the curve before, I'm not kidding when I say you now have an opportunity to make that happen.  If you're a realtor, or, investor who works the short sale market, or wholesale, or any number of other strategies, you're going to want to sit up and pay attention to what I have to tell you in this email. We all have homeowners we've run across that there is just nothing we can do to help them out of their situation. They either have bad credit, lost job, can't get qualified....any number of reasons why we can't help them out. Especially seniors. How many of you have worked with...

The Quick Home Finder is Producing Amazing Results and Quick, Easy Real Estate Searches Larry Morris, Associate Broker of Real Estate One Michigan, understands how stressful and difficult buying a home can be. He had this in mind when he developed a way for first time home buyers to easily search properties online with http://www.thequickhomefinder.com./ Many people would rather be left to their own devices when shopping, for any product, including a home, before speaking to a salesman or professional in the business.  Larry Morris, of The Quick Home Finder, LLC understands this, so he has developed a system that is accessible to the general public.  It's an MLS search tool that doesn't require a real estate license and payment of board dues to have access to. Even experienced realtors ...
