this is a little tidbit I haven't mentioned anywhere except to clients that have retained me to help them get their marketing in order. My last office location was on a main street but didn't seem to generate alot of walkin traffic. So I had an idea and bought an A-framed sandwich board from ebay and put the following message on it! "FREE LIST OF BANK OWNED HOMES SIDE DOOR 313-555-1212"   After investing in the $125.00 sign my office generated over 225 leads in less than 5 months. P.S. I'm going to share stories just like this and more in a course that is under development. I'm honored that you've taken the time to read my posts and I hope that you find this information useful. I promise to never waste your time with bad information or thinly diguised sales pitches. P.S. It would really...

Try to imagine what a subdivision of these homes would look likein your neighborhood : An inventor named Buckminisiter Fuller started thinking about the design for thishome in the late 1920's, and in the years during WWII the US Army commissionedhim to build and send these homes to the Persian Gulf.   Mr. Fuller had bold ideas to mass produce these homes for returning veterans to help ease the housing shortage after the war, but his homes never came to fruitiion. This Dymaxion home has been donated to The Henry Ford museum in Dearborn MIand was lovingly restored to be exhibited there. One of the unique (and ahead of it's time) features that I found so interesting was itsinner gutter system to capture rain water for recycling.    In the picture below you willsee that the home is wrapped i...

J. T. Foxx's mission is to educate, enhance networking, and encourage you to take action to attain financial freedom   Troy, MI - Woodward Promotions, LLC will present a 3-day event to address the current problems in real estate and business and show how to profit from them.  Those who attend will leave with knowledge on how to take action in today's market to prosper and meet their financial goals.    The government is buying defaulted loans; it won't be long until they decide to sell them.  Imagine auctions of notes instead of houses!  Since the Governor is considering making it harder for banks to foreclose, stats are down; however, that does not mean the number of people in trouble is down.  Banks will be less motivated to deal with the problem while they sell their notes at a disco...

Business owners and entrepreneurs know that success breeds success.  When you surround yourself by successful people and do what they do, you increase your chances of being successful.  What are the successful business owners doing today to market themselves?  If you ask them, the majority will say they are using the internet.   The internet is a powerful marketing tool that is free to use for posting classified ads.  Remember the small classifieds from the newspaper?  These cost money and they are no longer an effective way to advertise.  Newspapers are quickly losing popularity now that so much is available on the internet.   You can post a one-page classified ad on the internet free; it would cost you a small fortune to do this in the newspaper.   One reason the internet is such an e...

Sure the house is not in the top Metro Detroit area BUT THE HOUSE IS BEAUTIFUL.  This guy has taken the time to get it ready for sale.  He has painted the house neutral. He has put in new carpet because he couldn't shampoo out the stains in the old carpeting.  The carpeting is neutral too. All the little things like leaky faucets, loose door knobs, squeaky doors have been fixed. there is just enough furniture to make it look good, to make the small house look spacious. The house looks good from the outside.  It has curb appeal. The seller seemed to ask all the right questions.  Should he get a stove so he will have all the appliances to leave.  He had a spare stove at one of his rentals.  Should he get rid of this or that.  He was even going to paint the basement. This was a started hom...

Tomorrow we take the day off and enjoy ourselves.  I just read a post and the discussion made me think why the United States is a great country.  There was a disagreement on Active Rain of what was right or wrong. Seeing as tomorrow is July 4th, this is what is great about the United States.  We can have different opinions We can voice those opinions And we don't go to jail over it. There was a talk show host who basically said real estate agents are idiots.  That's his right to say that.  We may not like it.  But we have the right to publish our thoughts. that most agents are trying to do the right thing that most agents are doing more continuing education and constantly learning about real estate and how to serve our clients better, how to keep them out of court, how to protect their ...

As a Michigan Realtor we see all sorts of Metro Detroit Real Estate.  In Dearborn Michigan we have one of the largest populations of Arabic people in the United States.  Dearborn is a great vibrant city that has rebounded from an city that was once known as a racist city into a diverse multi cultural city.  What I have learned from working with the Arabic community is that they have great food, very family orientated, and adopt you like family once you earn their trust.  Extended families live together and take care of each other.  I have been invited to dinners where I didn't know what I was eating.  I had never eaten some of the different types of food.  My clients opened my eyes to their customs, and the delicious foods that they were accustomed to eating.  They have been a positive ...

With all the Michigan foreclosures and homes across the country it is extremely important when buying a home that you get a home inspection done by a professional.  When you buy a Michigan home from a bank you are buying it "as is".  What that means is that the bank is not going to fix anything.  So if you do not like what you get in the inspection report you either ask for a price reduction or you walk from the deal.  Make sure your real estate agent has an inspection clause in the contract that allows you to do this. Here are a couple of examples lately that prove my point.  A 2400 square foot home in Farmington was going for under $125,000.  They signed the contract and then had an inspection done.  Come to find out that Michigan foreclosure had a bad well and septic system.  That ban...

Dearborn is the home of Ford Motor Company.  Much of Michigan's automotive history has it roots here in Dearborn.  Greenfield Village and the Henry Ford Museum are located here in Dearborn, Michigan.  History comes alive in some of the historic homes.I would say Dearborn was a racist city at one time.  The cities lawmakers fought to keep minorities out many years ago.  Today that has changed.  Dearborn welcomes all races, all religions, and is a multi-ethnic city.  Now it houses one of the largest communities of Arabic Americans in the US.  There is a new hustle and bustle to Dearborn.  New stores, new strip malls, old buildings making way for new ones.  There is change to Dearborn, Michigan.  An upgrading, a new look for an old town.  Where many towns have started to decay, Dearborn ha...

With the real estate market down around the country, we  are being asked these questions.  When will it turn around? When will the prices come back to where they were?  I am going to give you the Southeastern Michigan real estate market  and Metro Detroit real estate market update. You are thinking of retiring, relocating, or moving in 1 - 5 years.  How soon will home values get back to 2003, 2004 or 2005 prices?  Let's look at much have they dropped.  Home prices in Metro Detroit and Southeastern Michigan have dropped from 20 -35% depending on the city, neighborhood, and area.  In some sections even more.  I was looking at an area in Detroit last night on the MLS.  The lady bought the house for $142,000.  There were 5 foreclosures on her street that sold for $40-50,000 for the exact hou...
