Sellers are changing agents at the end of nearly every listing period hoping something will happen.  They want to sell but they do not always believe their current listing agent.  They want to believe their property is worth more than the neighbors or anyone Else's in the neighborhood because of some special feature that they like. I just had this happen.  I worked very hard to get the seller to understand what was happening in the market.  I had several offers but my client would not accept the offers.  So when it was time to extend the listing we mutually said goodbye.  Then they listed with another agent and lower the price to where I had been asking them to go. It popped up on my match list for one of my clients.  So my former listing was on the market two days and I had it under co...

The Village of Cascade was formed over 160 years ago at the intersection of Cascade Road and the Thornapple River. Originally a part of Ada Township, Cascade sought separation in 1848. The first town meeting was held April 3, 1848 at Ezra Whitney's Public House. There were fifty voters present.      Cascade quickly began to grow, and in 1854 the first General Store and Post Office were built. St. Mary's Catholic Church and the Cascade Flour Mill were built in 1856. By 1876, Cascade's population had reached 1,200. In 1890, a Township hall was built. This original hall is still used for Township Board meetings and stands as the Township Museum. It is pictured below along with the historic marker placed in front.   Cascade Road was the old coach road to Lansing from the Grand Rapids area. ...

We went on a fact finding mission the other day to investigate the new sign we had been driving by on Cascade Road, just south of Burton Street in Cascade, Michigan.  This area is having road construction right now so it is not easy to spot new activity. The sign was advertising The Villas of Cascade Condos. The new condo development was originally a group of 4 three story buildiings with rental units.  As the units empty, the current developer will tear each unit down to the studs and redo each to be a 2 bedroom condo unit.  The potential buyer has the option to pick colors, flooring,  and other options.  We took photos on our tour and spoke with the Project Manager, Duke Gray, who was  hosting an open house.  They have done a very nice job  of rehabbing the model condo unit, as you c...

You can think what you want about this market but some very unique trends are emerging.  More so now than before.  Buyers are becoming "Walk Away" buyers.  Many times offers are tossed out to see if the seller will take it.  It has nothing to do with long term housing needs.  Some of the choices are....that will work.  Many are looking short term which may be a real error in judgement.  That short term purchase of three to five years could end up being 10 or 15 in a home that "will work". Homes are one of the largest purchases a family ever makes.  It is a personal choice that impacts your daily life.  It is your sanctuary from the world.  It is your haven, your solitude and way of getting through tough days...by smiling when you come home to the home that meets your needs and feels lik...

The Residences at Watermark are on and near Watermark Golf Course  off Cascade Road.   If you don't like golf, or like to look at a well manicured course, or get defensive when a stray ball rolls  into your "yard" you probably would be better off not buying a home or condo here. Of course you would be missing out on the best golf course in Grand Rapids (no prejudice here, just the facts,  folks) Yes, I play Watermark golf course every chance I get. It is a premier course with a friendly group of players. The Single family homes and Condos make this a very attractive place to live. The Quail Crest Condo development is located west of Spaulding and  north of Burton Street in Cascade Township.  There is an entrance off Spaulding Avenue and off Burton Street. This condo development was started in the late 1980's and continues to date.   The condos are spacious, with cathedral ceilings and many have finished lower levels with extra bedrooms and baths. Watermark Country Club in Cascade Township has a wonderful pool facility.  We are not members but being members of the golf course we are allowed to use the facility several times a year at a small charge.  Yesterday was POOL DAY!!   Our grandson, Jeffy is up from Indianapolis for his yearly "Grandparents Camp Week" with us. The pool is one of his favorite  places to go. It was in the eighties and humid---perfect pool weather, even though the clouds looked menacing.  We had tried on Monday but got rained out before we could get wet. The pool staff keeps  a sharp eye on the weather and close the pool if a storm threatens.  Watermark haslunch available poolside and we had hamburgers and a hotdog to keep our energy up for the big day.   We took a couple of pictures, so you can see what a g...

THE GRILLE RESTAURANT AT WATERMARK COUNTRY CLUB                 The Grille is the closest restaurant to us and because I am at the golf course  A LOT, we eat here on a pretty regular basis. I usually have the chicken salad  but my wife always gets the lake perch. She says they are the best lake perch she has ever orderd, bar none. Believe me, she has tried lake perch all over, even in Switzerland.          THE FRONT DOORS TO THE GRILLE RESTAURANT LOCATED AT                        5500 CASCADE ROAD SE, GRAND RAPIDS MI                                                  PH 616-949-9125  They have a great casual menu, you can eat at the bar or on the patio (weather permitting).
