Sometimes going back and revisiting your old blogs and updating them - will do you some good.  Here's one of my blogs from back in 2009 - Right after I joined AR. Here are a few steps to becoming a better professional. Stop focusing on what is not, and start creating what can be. Take an honest look at all the negative practices in your life and business, and eliminate them. Revoke your membership in the "Knock Yourself Down" Club. Start all over again with the basics.  Look ahead instead of backwards. Only spend time in your past to inform someone of your mistake and what you've learned from it, so they won't make the same mistake.  Giving your testimony will help others and build their faith. I often get asked by Buyers that are moving to the area, "why is Canton, Michigan a good community to live in"? Anyone with children will want to know about the public schools. Great Schools rates Plymouth Canton School District a 9 out of 10 in their ratings. The Detroit Free Press released some welcomed good news for the Metro Detroit Market. Higher prices have arrived for Canton, Plymouth, Livonia, Northville, Westland.... The Free Press reported that in 2012 Metro Detroit experienced the largest increase in home values since the 1990's.. a whopping 13.6% increase.  But every kernel of good news sometimes has some bad news. The Detroit market is still 37% below its December 2005 peak. The Canton Michigan fire and paramedic department continually receive national recognition for their training and equiptment, but the news that they actually have special oxygen masks for our four legged friends was news to me. The Detroit Free Press, reported today that "Firefighters in Canton credit a special animal oxygen mask for saving the life of a family’s dog during a house fire Saturday. Firefighters found Skylar, a yellow Labrador retriever, unconscious with labored breathing inside the family home in the 6800 block of Carriage Hills Drive at 3:30 p.m. Saturday, according to a release issued today by the Canton Fire Department. The amount of Canton Michigan Homes for sale on the market continues to be low. The most common conversation and questions that I am having with my Buyers is, "Aren't there any more houses to look at?" We find ourselves in an overbalanced market with more Buyers than Sellers. Just as strange as the weather we have had recently, is this strange  real estate market that is unbalanced yet not a sellers market. Home values and sales are continuing to rise slightly in the Canton & Plymouth area, which Realcomp MLS accounted for in the data they released a couple of weeks ago stating: "All sales were up 5.9% and median sale price for Metro Detroit rose by 18.7% as compared to last year". The news for Canton & Plymouth real estate market continues to be look good this spring. Realcomp, the local MLS just released a market report that shows good signs. Home prices continue to increase, days on market is decreasing, and year over year 6% more homes sold!     MARCH SALES STATISTICS INCREASE BY ALMOST 6%:  All sales were up 5.9% from 5,295 in March 2011 to 5,606 in March 2012. Here's a brief preview of other March sales statistics: The median sale price for Metro Detroit rose by 18.7% as compared to last year. Of the 5,606 All MLS sales closed in March of this year, 12.9% (725) were identified as short sales. Average Days On‐Market (DOM) for the entire MLS decreased from last year by 9 days, from 97 to 88. Another uncertainty is throwing a wrench in several of my Canton & Plymouth Michigan buyers purchase contracts. Fannie Mae and Freddie Mac have been claiming that their foreclosure sales are exempt from all local taxes, including county and state transfer taxes. Fannie & Freddie are claiming exemption through an argument that they are quasi federal government agencies. However, this argument has been recently shot down by The Michigan Treasury. With the Treasury ruling that Fannie & Freddie must pay the local transfer taxes, many Buyers are left in a state of uncertainty. Home values in Canton, Michigan continue to firm slightly, early this year. Home inventories continue to be low with only 352 homes on market in both 48187 and 48188. The Bank Owned (foreclosure) inventory continues to be slim, as banks are slow to bring their homes to market after the delay caused by the MERS lawsuit this past fall. Expect Bank Owned homes to start to come to market this Spring, as banks attempt to clear up their inventory.
