There are about 31 Bloomfield Twp MI lakes, and many beautiful lakefront properties, homes and real estate.  Bloomfield Twp MI has four all sports lakes that are private lakes with no public access: Upper Long Lake                    103 acres ISLAND LAKE                        100 acres LOWER LONG LAKE           190 acres SQUARE LAKE                      64  acres                                                                           Bloomfield Twp MI lakes and lakefront homes are highly sought after because Bloomfield Twp is one of Southeastern Michigan top cities.  It has the one of the highest median incomes in the state.  Most of the township's residents are highly educated.  Bloomfield Twp MI is to Detroit what Beverly Hills is to Los Angeles or the Hamptons are to Long Island....

Wing Lake waterfront homes (Bloomfield Twp, Michigan) are what I would call more exclusive real estate if you are not from the area. Lakefront buyers buy for the city and the Bloomfield Hills School system. If you are from out of state, Bloomfield Hills is one of the more prestigious areas in Metro Detroit. So home values are higher on Wing Lake and other West Bloomfield lakes, and Bloomfield Hills Lakes. There are larger homes in the neighborhoods and on the lake.   Wing Lake waterfront homes were built from the 1950's on.  All the small cottages are basically gone.  Now the smallest homes on the lake are brick ranches that start about 1600 square feet.  But there are many 3000, 4000, 5000, and even up to 7500 square foot colonials and contemporary Wing Lake home styles are cape cod, c...

Short Sale Success goes beyond the commission check.  We as realtors, have the chance to help real people with real problems.  Below is a letter that I just got from a client that I helped in a Short Sale.  Until she met me she had never even heard of a Short Sale.  Other Realtors were telling her that they could not help her and she should just walk away from the home.  We were able to close before she was foreclosed on and the bank wrote off the deficiency. Feel free to pass this letter to clients who doubt our ability to help them Mike Sher March 12, 2011 Earlier this year, I found myself in a dire financial situation from which it seemed there was no hope.  I had missed a mortgage payment and other bills were piling up.  I knew that if I were to catch up, within a few months, I wo...

It can be very expensive to have items that are only used for one thing. Yes we do charge rent for our items when we stage but it takes a lot time to recuperate the expense and breakage. Recently I purchased two mirrors to hang on a wall.  One was to hide an ugly circuit breaker box on the left side of a window.  The other was to balance the look and went on the other side of the window.    I took marker pens and wrote cute things i.e.   Call me when you get home, on one of them.  The other had a grocery list. They were purcahsed at Target and we horrible to hang.  I think someone was drunk when they attached the hangers to the back.  I could not get them to hand straight without poster putty on the corners. I thought I'd never be able to use them again.   This week, the dinamic duo, us...

The house that is our competition has been reduced $35,000.   In my books that mean the realtor has lost $1050 in commissions.   Wouldn't it have been cheaper and smarter to pay for a consultation with a stager?   The presentation of rooms is so important. Little things mean a lot.  Fresh color on the walls.  Bold colors in the rooms and the correct placement of furniture. We can call it de-cluttering, re-designing or staging.  What matters is that it's done. Marianne and I finished staging a home this past week. The sellers know when they put it on the market that they wanted it sold. They wanted to purchase a new home then put the old one on the market.  The did not want to be living in it while is was on the market. We realize that not everyone can do this esp. in this economy.  They...

Yesterday I attended my Con Ed class to keep my license active for yet another year.   My license is in holding, and has been for 2 1/2 years, and I want to keep it for many reasons.   The best reason is that it keeps me up to date on what is going on with the news laws and challenges for my realtor associates. During the lunch period the conversations turned to the millage votes that were held in many cities the day before.   Troy Michigan mileage was voted down.  That will impact many of the cities services.  Many of which has been a selling point for the homes.  It's my understanding tha the Community Center will be shut down.  The Parks and Recs Dept will be run by a private business.     It will be interesting to see what services are really cut. What peaked my interest was a realt...

Please join me for a Short Sale Seminar made for Realtors by Realtors.  We will discuss how you can negotiate Short Sales for your clients.  We are not selling any services in this seminar.  We are offering this class so all of us Realtors can provide the best service for our clients because we care about Michigan! Short Sales are part of the business here in Michigan and it is time for us Realtors to take charge saving homes from Foreclosure.  Every Short Sale we close is one less Foreclosure in our community.  Everyone benefits; the Seller, the Buyer, the Bank and it mitigates the loss of value that a Foreclosure has in our neighborhoods. A few weeks ago I wrote and asked for AR help i-m-flummoxed-with-these-two-rooms-help-me I read all of your advice and did what I could with the budget given me.  This home was a little different than the homes that I normally work with.  The family was 'very close' in watching the process. Most of the estates I work with I'm given a little more free ride with the preparations for sale.   After Given free reign I would have  replaced the sink with a bigger laundry tub.  The cabinet would have accomodated it. The carpet was removed with the wallpaper and shelving Given my way.....I would have removed the wall between the laundry and mud rooms, making it much larger.  My process would have been cheaper too.   To see more of the process and photos click on the last photo

Stage-Show-Sell, LLC is working on another Estate.  This one happens to be in my home town of Bloomfield Hills. We specialise in homes where the families generally live out of state and can't do the work that's necessary to get the home on the market. Many of the rooms look "normal" with tons of wallpaper and old paint.   These two rooms are a bit of a challenge.   This is the first floor laundry that's trapped in the 60s.   The wall paper is now gone and I'm working on a new laundry cabinet & sink and floor. The cabinets above are small and not really appealing.  We can paint the cabinets white or toss them out. My problem is that they are small.   The lower cabinet will hold a large can of soup.  The upper would hold two cans of soup back to back.  Am I better off painting them or tos...

I was talking to a Birmingham Short Sale Seller who happened to be listed with another Realtor (no one is perfect :) ).  The Seller happened to have read my blog and was calling me for advice.  His/her agent, a well known and accomplished local Realtor, was not as proficient in Short Sale negotiations as the seller thought they would be.  The Seller became aware of this after signing a six month listing agreement.   The problem was the listing Realtor was barley communicating to the bank at all with an offer that was 2 months old and getting older.  The seller had picked up the slack and was calling the bank in hopes to get the Short Sale through.     In theory the Seller calling the bank is a good idea, especially if the listing agent is with out a team and lacks the people power nee...

On my way to a home I have listed in Bloomfield Twp. Michigan very near the Franklin Cider Mill, I decided to stop for a visit.  It was the perfect day for cider and doughnuts.  For as long as I have been in the area, I had never stopped at this historic site that was originally built in 1837 as a mill to grind grain.  Definitely a quaint setting with the flowing brook as you cross over the bridge - but it is the doughnuts that had me coming back just a couple of days later.  I took this video, packed up my tri-pod and then bought cider and doughnuts to go.  I was hardly in the car when I greedily ate two.  They were amazing -- fresh out of the fryer and still warm!  In fact they were so good that I stopped back on Saturday for a few more.  I did get delicious cider as well, but it was...
