This is a monthly market analysis for Beverly Hills Michigan.  It compares only residential homes sold in March 2009 with Feb. 09 determining # of homes sold for the month & increase/decrease in median sold price.  It shows all homes sold then private owned vs. Bank Owned/HUD.  In the latter part of 2008, Realtors were required to categorize ownership status so figures are not accurate for bank owned in earlier months and not calculated.  Beverly Hills Market Analysis also compares First Quarter 2009 to 2008 and year ending March 2008 to March. 2009.  To exclude leases in data, minimum sale price used was $5,000. Market Analysis March. 09 median sale prices decreased 53% from Feb. 09 & a 25% decrease in # of homes sold. Private owned median price increased 12% in March 09 from Feb. 09. ...

I feel we are not aware of something we do all the time that may bite us in the rear if you are not careful.  What do you think it is? We write comments on others peoples blogs.  You have to remember that this is another written record of how you feel about certain situations.  A written record of your personality.  A written record of who you are.  Sooner or later a newspaper columnist or magazine may use the comments that we write as fodder for a news article.                                              SO WHO ARE YOU REALLY?  If you are being rude, obnoxious, off in left field, or "not politically correct" this may come to the attention of a potential client.  Now I'm not advocating not standing up or being controversial.  Or not standing up for your beliefs, religious or otherwise....

The following is a monthly market analysis for Beverly Hills Michigan.  It compares only residential homes sold in Feb. 2009 with Jan. 2009 to determine the # of homes sold for the month and the increase/decrease in average sold price.  It also includes Dec. 2008 to show the extreme fluctuation over the last few months in Beverly Hills.  This market analysis also distinguishes how many homes were recorded to be Bank Owned/HUD as opposed to private owned.   First figures include private, bank owned and short sales.  In the latter part of 2008, Realtors were required to categorize ownership status so figures for bank owned for Feb. 2008 were not included.  To insure that most leases were not included in data, minimum sale price used was $10,000. "How is the market doing" and "what is my home worth right now" and "can I afford to sell"--these are all common questions foremost in most seller's minds today.  In an attempt to identify the current market status, here are statistics for Beverly Hills for a six month period from 2/1/2008 to 7/31/2008.  Also there is a comparison from the same period one year ago.  The statistics are based on all homes with a basement, a garage (any size), minimum 3 bedrooms and minimum one bath.  This does not indicate what indvidual homes may be currently worth since all homes vary in number of baths, individual updates of mechanicals and interiors etc.  However, this will give an idea of the overall picture.  If you would like a free comparative market analysis on your home, click here. Earlier this year, I organized a twilight open house for our firm’s listings in Beverly Hills, Michigan.  The office had 12 listings there at the time.  My hope was twofold: to bring in potential buyers, and to attract real estate agents to preview our properties. We did a couple of things to take this open house to the next level, and I think we had a pretty successful event.
