Ann Arbor Michigan, is still experiencing a buyers market. There are some great opportunities for  first time home buyers. Several years back, it was impossible to purchase a home in Ann Arbor for under 200,000. If one came on the market..........it had multiple offers. Now if you are a buyer you have 30 or more to choose from. This market data, is taken from the Ann Arbor Board of Realtors MLS data and is put together according to the 9 areas in Ann Arbor. If you picture a wheel with spokes in the wheel you will see how it all comes together in downtown Ann Arbor. Throughout Ann Arbor there is a 10.8 month supply of inventory. In the million dollar and above price range, there is showing it's most inventory with 66 months of inventory or 5.5 years. The good news is that the homes betwee...

Why would a buyer not want to get professional representation in a real estate transaction?  The reasons I hear relate to two things - 1. A person doesn't understand the advantages of buyer agency and 2. they feel they can save money by going directly to the seller.   Buyers can get full representation from an experienced agent that knows up to the minute market conditions and sees 100's of properties for sale each month FOR FREE!  If you are buying real estate in the Ann Arbor-Ypsilanti-Dexter Michigan area, you probably know that prices are very volatile and that corporate relocations and bank forclosure properties can change pricing in a subdivision over night.  Going directly to the seller and perhaps "saving part of the commission" may cost you thousands by not knowing about the ot...

It opened Saturday in the Briarwood Mall. I tested the Iphone by texting and making a call. The intuitive picture resizing was cool...just pinching your index finger and thumb along the screen allows the pictures to be re sized. I like the way you can scroll through notepad pages. It looks like you are lifting the corner of each page as you view the next one. While I would love to have one of these, I think I will be staying with my work horse Treo to keep all my contacts synched with our data base. The Treo is working f...

Well, anyone who knows me, knows I love to talk real estate. So, a friend of mine suggested to start a blog and just start talking to people!! I'm new at this, so any advice on how to 'blog' would be great!! I am a real estate professional. I know what I know and I know what I don't. And, I know the difference between the two. When I know, I'll tell you. When I don't know, I'll go find out. My top priority is that you always get the right answer. I'm a professional.  How's that for a start?

The reason? There are several.Buying a home is one of the largest financial investments a homebuyer will make. Transaction costs are expensive enough that homeowners remain in their homes approximately six years before trading up or down. As the recent buyer's market shows, homes aren't liquid, and may not find buyers at the price and in the time frame that sellers prefer. On the other hand, homeownership provides significant ...

By a vote of 6-2 the U.M. regents gave final approval to go forward withe plan, which will include 83 luxury suites to be sold along with premium seating. The luxury boxes are the most controversial part of the plan.Committees were formed to defeat it but to no avail. Anyone else see the quote of the day from Inman News?  "Six-inch hooker heels" is how Bill Gross of PIMCO, the world's largest bond fund describes the attractiveness of mortgage-backed securities (MBS) and collateralized debt obligations (CDOs) to the ratings agencies.Actually, the whole article is pretty good.  Click here for some of my own views on the subprime market and how it will impact our housing market.
