Freddie Mac has new servicing rules that should not start until June 1, 2012.  Why are they being implemented now? Referencing Bulletin - Freddie Mac Bulletin-1207. So what is really going on? Here, in short, are the answers. Another Mortgage Industry Issue.  The National Association of REALTORS (NAR) is getting involved once again along with the Michigan Association of REALTORS (MAR) to get a clear understanding on the new policy brought forth by Freddie Mac.  A policy that should not get underway until June 1, 2012. As always, this data is my interpretation of what was happening in the market on a given date and should be used with caution. That noted, here are recent findings for a property   The first grouping of data is a three year run of all sales in the Ann Arbor school district through the MLS, regardless of age, size, etc. this data indicates a rise from the first year of the data run to the second, then stability in the third year. The median sizes remained consistent, and number of sales per year was also relatively consistent with a small increase noted over the past couple of years. Overall, on average, there were 910 sales per year, which equates to 75.83 per month. Existing-home sales rose for a third consecutive month, according to a January report by the National Association of REALTORS (NAR). Existing-home sales, which include recently purchased single family, townhomes, condominiums, and co-ops were up 5 percent from the previous month, to a seasonally adjusted rate of 4.61 million units. In total, 2011 existing-home sales were up 1.7 percent from 2010, and reached 4.26 million units sold. Lawrence Yun, NAR chief economist, believes the trend could point to a sustained recovery. “The pattern of home sales in recent months demonstrates a market in recovery,” he said. “Record low mortgage interest rates, job growth and bargain home prices are giving more consumers the confidence they need to enter the market.” YAHHHHHH!
