Since it was 94 degrees and humid I hunkered down in my air conditioned office and just plum forgot! Well they are forecasting a break in the weather and cooler temps will prevail for the weekend. During Q1 of 2013, 17 homes were sold in Yarmouth Maine, representing a 19% decrease from the previous year. The average number of days on market (DOM) for homes in Yarmouth in Q1 was 91– up from last year when average DOM was 63. The median price point was 240K, which was down slightly from the previous year when the average home price was 285K. May 17th marks the 141st Arbor Day. During the first Arbor Day of 1872, more than one million trees were planted. Now the tradition goes on around all corners of the globe. In Yarmouth Maine 3 homes were sold in the month of October. This represents a 73% drop in transaction volume year over year, although it is difficult to draw meaning from such a small sample size. The average price of Yarmouth Maine homes increased year over year to 420K. This also reflected a 58% price increase month over month. In the residential real estate market of Yarmouth Maine, the 3rd quarter of 2011 has seen a 60% increase in transactions compared to a year earlier. 40 homes sold during this quarter. The median price remained about the same as last year at this time – with a 268K average. This is consistent with the area as a whole – southern Maine saw no change in median price from the 3rd quarter of 2010 to the 3rd quarter of 2011.  The Yarmouth Maine real estate market posted solid results for the 1st quarter 2011 ending March 31st 2011 with 18 homes and condos selling compared with just 12 in 2010. Statistically speaking median pricing was also up.. clocking in at 318K compared with 293K a year prior although given the smaller sample size it is this authors opinion that overall prices are pretty stable…neither increasing nor decreasing. Going forward the marketplace feels quite strong and I suspect we shall see excellent results in the coming months as Maine home buyers whom have been waiting in the wings begin to make offers! The following are first quarter numbers for the Yarmouth single family housing market. The number of current homes on the market are down by 11.8% to 149 homes. The number of sales are up by 13% to 13 sales. The median sales price has risen by 13% to $334,166. The absorption rate has fallen by 24% to 55 months of available inventory. Analysis: a bright spot in Southern Maine real estate values.

 For the month ending February 2011 the Yarmouth, ME residential real estate markets saw 6 transactions occur at a median price of 237K up slightly from February 2010 figures and level with January 2010 volume. . Despite a 9% statistical price drop from 2010 the overall market remains stable and as the spring season approaches watch for improved activity on all fronts! In the real estate markets of Yarmouth Maine in the month of January saw 7 residential homes and condos sold at a median sales price of 235K after sitting on the market for 56 days. This represents a volume decrease of 49% compared with December 2010. The median sales price was significantly down compared with a year prior as well as a month prior, but this is more a result of the smaller sample size and not real price depreciation. Now in its 45th year, the Yarmouth Clam Festival, from July 16 to July 18, is Maine's premier summer family festival.  This year's festival features the state's biggest parade, a huge array of delicious food including lots of seafood choices, as well as the usual art and craft displays. Unique contests include the Maine State Clam Shucking Contest, a diaper derby, a professional bike race, a firefighters' muster, foot races for kids and adults, and canoe and kayak racing. As with most Maine fairs, look for evening fireworks, rides, and other fun things to do in Maine during the summer. Median pricing clocked in at 275K compared with 239K in October 2008. Thus the median year over year pricing was up 13% and month over month was up 12%. This market is on the cusp of the slower mid coastal region and the more stable/active greater Portland region. Currently the residential market appears healthy. Yarmouth ME residential real estate markets had a spectacular June with 17 transactions transpiring relative to 8 a year prior, greater than a 100% increase.   Median pricing clocked in at 270K compared with 282K in June 2008, a inisignificant 4% drop. The housing markets in Yarmouth thus continue to see healthy activity given the overall economic conditions.  The Yarmouth Maine real estate markets saw just 2 transactions take place with an average sold price of 655K and an average days on market of 23 in January 2009. This contrasts with 4 homes sold at an average price of 1M after sitting on the market for 70 days on average in January 2009. The market slowness can be attributed to the general housing/economic slowdown but also a cold and snowy winter served to slow things down even furher in this souther Maine community. Inventories continue to fall with 54 residential properties on the market down from 60 in December.  Yarmouth Maine real estate had a good December with 7 transactions taking place at an average sold price of 460K compared with 4 transactions a year prior and only 2 in November. Pricing appears to be fairly constant with an average price sold of 485K a year ago compared to the 460K seen this month. The inventory of property dropped slightly in December with 60 properties now on the market compared with 68 in November. Less than a 20 minute commute into Portland and close to many mid coast recreational opportunities Yarmouth is a  community with a commitment to wonderful education, safe neighborhoods and with moderately affordable  Southern Maine real estate for a family looking to live in a pseudo suburban/rural environment.  Real estate in Yarmouth Maine will run you upwards of 225K for a starter home. In 2007 the average sold home went for 398K with 98 homes selling.  Currently there are 78 on the market as of the Spring 08. Community spirit abounds and with the famous Yarmouth Clam Festival happening every summer, this small town  on the coast of Maine is well worth taking a look at.
