The residential housing markets for Wells, ME for the 4th quarter saw properties sell at a median price point of $309K after sitting on the market for an average of 103 days. The median sales price was down 9% compared with a year prior. Whenever I listen to the news, the radio, etc., I am always slightly amused.  Have you ever noticed the way they present the current status of the housing market?  Bad with a slight touch of optimism.  The reality is that none of us want to be the one to spell it out or look at the landscape and see some bleak realities.  The truth is, is might still get worse before it can get better. June 2008 and buyers are still holding out........prices have come down and interest rates are still doing well...but buyers know that it is a buyers market and are expecting to benefit from it....Where many properties were selling 3 years ago 15% above assessed value...today properties are selling either at or just under the assessed value....Many buyers are hoping to come into the Maine market and get a lot for their money....but the truth is that many sellers have already marked prices as low as they possibly can....Many sellers today are having to go to closing with some cash in order to clear title...Buyers may want to understand the market that they are shopping in first of all.....for example Biddeford is a little different from Ogunquit....and the prices will dictate that....It ...

Sometimes I think we forget just how incredibly beautiful our little part of the world is.  Have you ever seen the full moon rising over the ocean? Seen the incredible moon beam reflecting over the water? Recently we drove up to Wells Maine to meet up with our friends Bill and Nada Marth. They were on their way home from Bar Harbor Maine and decided on an overnight in Wells. We had an early dinner at Billy’s Chowder House, a favorite of theirs and while we knew it was a full moon we never expected to see what we saw.
