While it appears that Unit Volume sales have moderated with preliminary numbers suggesting a 6% decline for October, the “Under Contract” properties continues to be an improving leading indicator of future market closing activity.  Fresh numbers reveals a 14% increase versus last year at this time.  We will be posting revised numbers later in November when the final data is available.  For the month ending May 31st 2011 the Cape Elizabeth real estate market saw 10 single family homes and condos sell at a median price point of 440K.. a 11% year over year volume increase and a 38% year over year pricing increase..awesome! Statistics can be skewed, particulary given the smaller sample sizes, but it seems the greater Portland residential housing market continues to stabilize and improve contrary to larger national trends that are being reported.  For the 1st Quarter 2011 ending March 31st the Cape Elizabeth real estate market saw 23 homes and condos sell at a median sales point of 360K compared with 18 homes selling at a median price point of 305K in 2010 for the same time period. It seems many parties from away continue to find this a very desirable area to relocate to and thus housing volume remained strong despite the snowy and cold winter we experience. Thus far in early Spring most signs seem to point to a continued strong real estate in Cape Elizabeth. The following are first quarter numbers for the Cape Elizabeth single family housing market. The number of current homes on the market are down by 2% to 186 homes. The number of sales are up by 12.5% to 18 sales. The median sales price has risen minimally by .3% to $343,250. The absorption rate has dropped by 14.8% to 51 months of available inventory. Well one can't complain about the weather and lately it has certainly been easy to complain about the real estate market, but over the past couple of weeks I have finally seen a siginificant increase in buyer activity in the greater Portland region.  Cape Elizabath is a suburb to the south of Portland, offering top schools, great state parks and a wonderful housing inventory to choose from. As of today, approximately 90 home are for sale in Cape Elizabeth and 8 Cape Elizabeth condominiums can be found.  Median prices were around 500K and 285K respectively.  In the month of September, a total of 11 homes and condos sold at a median price point of 399K after having sat on the market for 55 days. For the month ending December 2009 the coastal suburb of Portland, Cape Elizabeth, saw 14 transactions occur at a median price of 307K. This contrasts with only 5 transactions in December 2008 and 6 in November 2009. The Cape Elizabeth residential real estate markets located just to the south of Portland and considered one of the most desireable locations to call home in Maine saw 39 transactions transpire at a median price point of 277K for the 3 month period ending September 2009. This compare with 30 at 303K in 2008, representing a 30% increase in volume, but a 9% decrease in prices. Higher priced homes in Southern Maine continue to suffer from the economic slowdown whist lower priced more affordable real estate is selling with the help of the first time hombuyer tax credit.
