The chart below shows today's price trend of the FNMA 30-Year 4.5% coupon: The FNMA 30-Year 4.5% MBS coupon is currently trading at 100.59 - down 3/32 from its opening. Remember, on mortgage backed securities (MBSs), as the price goes down, the yield goes up - and so do mortgage interest rates. Ceremony Marks End of Era at Brunwick Naval Air Station A couple weeks ago, Wing 5 held its “Checking Off” Ceremony at Brunswick Naval Air Station (BNAS).  Part of the Base Re-Alignment and Closure (BRAC) Commission decision, it was announced in 2005 that Brunswick Naval Air Station would be closed - - the P-3 Orion Squadrons would no longer make their low approaches over Route 1 - - ending 35 years of being housed at BNAS with their relocation to Jacksonville, FL Two Patrol Squadrons left earlier this year, leaving only 3 planes on base as of the Checking Off Ceremony.  The last P-3 squadron will take off for the final time in early December.  So, there was a week of events with a farewell theme in addition to the formal ceremony.  At that ceremony, with a crowd of about 550 which incl...

For the month ending June 2009 the Brunswick ME real estate markets saw 13 transactions transpire at a median price point of 248 compared with 23 at a median price of 270K in 2008. Brunswick Maine real estate posted fairly weak residential transaction numbers for the mony of May 2009 with 10 transactions taking place at a median sold price of 184K compared with 22 transactions at a median price of 267K from the year prior and 14 in March. The inventory of properties on the market interestingly however dropped to just shy of 200 clocking in at 199 compared to 207 in the month prior.  For the month ending April 2009 the Brunswick real estate market saw 14 single family and condo residential transactions occur at a combined median price of 210K with the median home sitting on the market for 88 days. In April 2008 transaction volume was identical with 14 properties trading hands at a median price of 168K and a median DOM of 119. The current inventory level was flat from March levels, holding steady at 207 homes. Overall these numbers are very encouraging with month over month volume double what it was in March 2009 and the Days on Market medians shrinking both year over year and month over month. The winter freeze coupled with the economic crisis is not helping mid coastal maine real estate one bit as in the month of January 2009 Brunswick Maine saw only 2 transactions occur compared with 11 the year prior!  The average price for these 2 transactions was 222K which is on par with a year priors avg sold price of 225K. The real estate markets in Brunswick Maine have held up surprisingly well given the economic, financial and housing downturn. The average sold price in 2008 for a residential home was 259K...down from 276K in 2007 representing a 6% decrease in value vs a mid coastal Maine housing average of approximately 10%. Transaction volume followed the state average being off about 20%.  An anomoly in this market relative to state is the days on market average that has held steady at 90 for the past 3 years relative to an increasing average most other places.
