In the first quarter of 2014, transaction volume was up 22%, with 45 homes sold compared to 37, and median prices were down by 8%. In the first quarter of 2013, the Brunswick Maine's local real estate market saw a total of 37 residential transactions occur with an average sold price of 205K.  This contrasts sharply with 2012 when 25 homes sold at an average sold price of 170K. Thus, there has been a transaction volume increase of 48% and a median price increase of 21%. Coming up on June 22, Brunswick will host the 5th Annual Taste of Brunswick event. There will be special culinary and musical experiences from 11 am to 4 pm.  Many of the downtown restaurants will have many great foods and drinks to try throughout the day.

  The housing market of Brunswick ME saw a 33% increase in transaction volume for the 3rd Quarter this year. A total of 48 homes were sold during this quarter in Brunswick. This is similar to the rest of the greater Portland area. Through southern ME home sales increased by an average of 20%. The median price for Brunswick ME homes increased by 10% compared to the 3rd quarter of the 2010 year.  The Brunswick Maine real estate market saw 14 transactions close in May 2011, down 42% from May 2011 but up 40% from April. The median price for these 14 home and condos sales in Brunswick was 197K, up 4% from 189K in May 2011. Like the rest of the region..prices in Brunswick continue to stabilize and most market signs point to continued improvement in the local residential housing market contrary to national trends.  The real estate markets in Brunswick Maine saw a total of 34 homes and condos sell in the first quarter of 2011 compared with 42 in the same period for 2010. This represents a 19% volume drop year over year as the snow and harder winter made conditions in mid coastal Maine less than ideal Median pricing clocked in at 200K, compared with 202K for the same time period illustrating that despite the slower volume figures pricing in the market continues to remain stab. The following are first quarter numbers for the Brunswick single family housing market. The number of current homes on the market are down by 22.8% to 233 homes. The number of sales are down by 13.8% to 31 sales. The median sales price has increased by 9.5% to $210,316. The absorption rate has fallen by 10.8% to 38 months of available inventory.  For the month ending February 2011 the residential real estate markets of Brunswick, ME saw 13 condos and homes sell compared with 9 a year prior in February which represents a 44% volume increase year over year. Housing prices in the Brunswick residential marketplace continue to stabilize despite a statistical drop of 23% this month with the median price clocking in at 200K compared with 260K a year prior. The current inventory of homes on the market in Brunswick remains low, but watch for many new homes to enter the marketplace this spring. Brunswick, Maine is Best Place to Live - Angus' "Top 10" List! Create Jobs and Home Buyers Will Come I don't know about you, but most of my transactions this year have been first-time home buyers, cash sales, short sales and foreclosures - not a move-up buyer in the batch!  While tax credits were nice and low interest rates are a plus, they aren't helping real estate sales at all price points.  If you have to sell in order to buy, you could still be pretty much stuck.  And sales in the lower price ranges now seem to be drying up, too, as good inventory gets snapped up quickly.  For Buyers in the low $100,000's range, real estate agents in my territory are tripping over each other showing the same dozen properties to our buyers.  We no longer can even say that there is lots of inventory - just stale properties still on the market because of location...

 The residential real estate markets of Brunswick saw 13 transactions take place at a median sold price of 173K and a median days on market of 99 in December 2009 contrasting with 11 homes sold at a median sold price of 260K after sitting on the market for 198 days in December 2008. This represents a transaction volume increase of 18% and a pricing decrease of 33%, but given the smaller sample size a discernable trend is challenging to find from this data. This southern ME housing market does continue to see signs up improvement taking all the results of 2009 into account. For the month ending October 2009 the Brunswick Maine real estate market saw 23 single family and condo residential transactions occur at a combined median price of 185K with each home sitting on the market for a median of 79 days. This represented a 20% increase in transaction volume over September and it is also 15% greater than October 2008 a year prior. Pricing however was down 13% year over year but up 9% compared with the recent month. The current inventory level rests at 179, down from 196 in September.
