Why I Love My House-After All These YearsAnyone who knew My Lee, knew he was definite about what he didn’t want. He said he would never marry again, use the word love again, have another child, or buy a house!Well, we got married, had our beautiful daughter, and then came the house, the one he didn’t want. Lee challenged me to find a house that met his criteria, and I took that seriously. It took time, and my real estate agent gave up, saying I’d never find it. While visiting our best friends one Sunday afternoon, we saw a flyer: “We are selling our house.” It was a for-sale-by-owner, just a few doors down from their home! From the outside, it had everything I didn’t know I wanted: a brick ranch-style, a two-car garage, and a neighborhood I loved. When Lee walked in, he remarked, “I can’t...

Pause, Solve, and Then SpeakNot all information needs to be shared. Many things happen behind the scenes. Sometimes, not every detail needs to be communicated to the buyer and seller. This insight comes from years of experience. It’s Not What We Know… It’s What We Share (and When We Share It).There is a tremendous amount of information flying around during a real estate transaction.Lenders checking credit and work history are talking to title companies who have questions about a paid off lien. Inspectors are sending reports. Appraisers are making notes. Termite companies are checking things most people never even think about. And in between all of that… there are emails, calls, texts, updates, questions, and sometimes concerns. It’s a lot.But here’s the part most buyers and sellers don’t...

The Uninvited Guest… and Finding the DoorEvery now and then, especially in Condo or Apartment living, you might discover… you have a tiny, unexpected guest.Let’s call him “The Uninvited Buyer.”And before anyone jumps to conclusions, let me say this clearly… it has nothing to do with how clean your home is or how well you take care of it.Sometimes, it’s just cold outside. And when it's cold, little critters go looking for warmth. They don’t ring the doorbell. They don’t schedule an appointment. They just… find a way in.It might be a small hole in the wall.A gap near a vent.A space around where an appliance is hooked up.Even something as tiny as an opening near the hot water heater or under the sink. And here’s the important part.Until you figure out where they’re getting in… you haven’t solve...

When I read the post by Kathy Streib titled 'How Do You Read ActiveRain?", it made me stop for a minute and think about how we all take in information, and how different that process looks for each of us.For me, reading on ActiveRain isn’t just about the words on the page. It’s about the stories behind them, the experiences being shared, and the little nuggets that make me pause and say, “Ah… that’s so true.”Some posts I read quickly, almost like scanning headlines. Others, I slow down. I reread a paragraph. I let it sit with me. Those are usually the ones that connect to something I’ve experienced in real estate, something a seller said, a showing that didn’t go as expected, or one of those moments where you realize… this business is never just about the house. And then there are the co...

814 Woodglen Place, Baltimore County, 21208MLS MDBC2152070When I walked into the  brick house, I couldn't help but smile. This wasn't just a regular house with three bedrooms. It felt special! The wood floors shined in the sunlight, and I could already imagine someone living there. The finished basement felt like a charming little treasure, ideal for bedrooms, playful game nights, or creative art projects. It has a delightful workshop and ample storage space where you could craft wonderful things! Outside, the backyard was flat and had a lovely slate patio. Trees shaded the area, making it a great spot for barbecues and playing outside. This house felt like a place where happy memories could be made! Take a look at the living dining room with cathedral ceilings and wood floors, showing ...

Waiting… Waiting… Waiting… (The Real Estate Version) If you’ve ever bought or sold a home, you already know… real estate is a whole lot of waiting. We start with the house itself, waiting to get it ready, waiting for sellers to clean it out, sometimes weeks, sometimes months, or longer. Waiting for donations to be picked up, waiting for painters, contractors, lawn care, etc. And I'm waiting for that moment when everything finally feels just right. Then we wait some more, waiting for the photographer, waiting to get it into the multiple listing, waiting for the sign to go up, waiting for the first showing. And then comes the waiting that feels the longest, waiting for buyers to schedule appointments, waiting for agents to show up on time, waiting for feedback, waiting for the buyer who “l...

A few days ago, I wrote a post about how to recognize the difference between salespeople and scammers. Comments from two of our members, Dorie and Leanne, reminded me of a book that was published over twenty years ago. (Some agents in my former office were upset and wanted the book banned. ) In the book Freakonomics, there’s an interesting look at how incentives shape behavior in real estate, and it’s not meant to criticize; it’s meant to explain.Sellers naturally want the very highest price, while agents, like all professionals, also balance time, effort, and the goal of successfully getting a transaction to the finish line. The difference in outcomes often comes down to how those priorities are aligned.   A real salesperson guides, educates, and advocates, helping a client make confid...

I Rarely Answer My Phone There was a time when I would quickly answer my phone.  I thought that it was all part of providing good service. Enter the villian and now I rarely answer my phone. Even when I recognize the number, I am hesitant to answer the phone. If someone leaves a legitimate message, I will quickly respond. I do not answer because: Over 90% of the time the call is a scam.  Someone, or something, acts like it is calling from a legitimate business, but all that they are seeking is financial information with the intention of stealing from me. The caller uses a spoofed number to make it look like they are calling from a local number.  If you call the number back, you will get the real owner of that number who has no idea that their number was just used by a scammer.  I have h...

I Do Not Need an Email Summary I write a message which I intend to send to someone.I send this message via email.Of course, I know what the message states, because I wrote it.The person to whom I have sent the message knows how to read and is capable of understanding the particular subject. The recipient receives my email and sends a reply email to my email. Her reply, which I read, further indicates to me that, not only did she receive my email, but that she, also, understood what I was saying. After this email exchange, an uninvited third party jumps into the conversation and summarizes what we just wrote to each other. The third party is an artificial intelligence program called Gemini which Google does not offer, but rather, forces on the users of gmail. When I send an email to someone w...

Giving Personality To Empty Rooms  This is my listing below at 7617 Seven Mile Lane in Pikeville, Maryland 21208, and below are the before-and-after photos using Jane Luo's AI program, which I found only a week ago.  What a terrific program, taking vacant photos of homes and giving them personality, showing how each space can be used. There are many other styles to choose from, but being my first time, one is enough. Jane Luo was a wonderful speaker, and there was a lively discussion from everyone attending our ongoing Tuesday Zoom.                                                        The discussion, learning, and sharing will continue every                                                            Tuesday and is open to all ActiveRain Members.                                        ...

I Like the Houses Other Agents Walk Away FromSome agents want the easy listing.Perfect condition. Perfect price. Quick sale.I’ve always liked the challenge.Vacant kitchen aboveAI staged belowI recently took on a property that had already been through three agents and an auction. It still didn’t sell. When the owner called me, I knew the house, and I knew exactly what it was: a real challenge!!Was it overpriced? Maybe.Does it need work? Yes.Windows? Likely. Roof? Probably.Vacant for years? Yes.But here’s what else is true. It’s in a fabulous, highly sought-after neighborhood. Nearby, smaller lots alone are being offered around $600,000. And here we have a four-bedroom, two-and-a-half-bath, three-level colonial with wood floors, an eat-in kitchen, a deck, and a large level lot that could t...

The Fine Line Between a Great Salesperson and a Con ArtistHave you ever noticed…A really good salesperson and a really good con artist can look exactly the same? They’re polished. They look you in the eye. They’re warm, engaging, and make you feel comfortable almost instantly. That’s not by accident. Both have learned how to connect quickly, build trust, and guide people toward a decision. Those are valuable skills, and in real estate, they matter. So, what’s the difference? It's That One Word: IntentA professional salesperson is trying to understand you.A scammer is trying to influence you.Years ago, we might have called them “con artists.”Today, we’re more likely to call them scammers, and they show up in ways we don’t always expect.A professional asks questions and listens carefully. The...

What Real Estate Negotiators Can Learn from a 3-Year-OldIf you really want to study great negotiation, don’t look at a boardroom-look at a 3-year-old at bedtime.  They want to stay up, and Mom and Dad wants them to go to sleep. It starts innocently enough: “Can I have a drink of water?” followed by “One more hug,” then “Daddy didn’t kiss me goodnight,” and of course, “Just one more story.” And just when you think the negotiations are over… "I'm hungry, can I have a cookie?”Here’s what makes it so fascinating-they don’t just ask once. They ask again, and again, and again. But each time, it’s a little different. A new reason, a softer voice, a sweeter tone, a bigger smile. “I love you, Mommy…” and those eyes. If you really pay attention, you’ll notice something important-they often win.Wat...

Sometimes a Realtor Is Also the PsychiatristIn the real estate world, we sometimes joke that we are part Realtor and part psychiatrist. Anyone who has been in the business for a while understands exactly what that means.Buying or selling a home brings out every emotion imaginable: excitement, fear, stress, nostalgia, and sometimes even family disagreements. During those moments, a Realtor® often becomes the calm voice in the room, listening, reassuring, and helping people make clear decisions when emotions run high.My background as a Registered Nurse actually prepared me for this in ways I never expected.  In nursing, you quickly learn that the patient is not always the only one who needs care. Think about a child who has just had a seizure. The child immediately receives medical attent...

Bars on the WindowsThat's right!  Bars are on the windows, just like a jail!  The house is completely renovated.  It has new flooring an updated kitchen, updated baths, freshly painted walls, and so on.   And, yes, it has bars on the windows!  Is this the latest amenity for houses in Baltimore County?  First this is a safety hazard.  You may need to quickly exit and escape from the house if there is an emergency such as a fire.  Or, an emergency worker, such as a firefighter may need to use a window to enter the house to rescue an occupant.  If these bars were covering a bedroom, it absolutely would be a code violation not to mention stupid.  How does the advertisement go for selling a place like this?  This is your chance to live in a prison just like the criminals do.  But this is not...
