When I decided to go out on my own to open my own title agency 12 years ago, I thought long and hard about where to locate my physical office.  I live in Whiteford, Northern Harford County which is about 40 minutes away from Perry Hall.  Because mine is a very rural community I knew that it would not benefit me to have my physical office in that location. After looking around at various areas in the central Maryland area I decided on Perry Hall based on a few factors: How convenient is it for my clients to get to me? How convenient are services I may need? Are there other companies with whom I might form a relationship around me? Are there good commercial locations available for rent? The answers to these and other critical questions were immediate as soon as I started to explore Perry ...

Short Sale Flips and Title Insurance by CHARLENE PERRY | 2010/08/19 | I am sure that you all have been asked recently about whether or not you are able or willing to do a short sale Flip/simultaneous closing.  I know I have been asked to do one recently.    In the instant case I told the client that I would handle both transactions, but reminded them that I had to disclose the "flip" to the short sale lender.  This of course did not please my client but that was my position and I was sticking to it.  I went on to advise the client that each of the transactions would be required to "stand alone"  and that if the short sale lender had any prohibitions in their letter of instruction to me then I would be compelled to adhere to these instructions.  The client was unaware, as I believe many ...

Federal Reserve Bans Yield Spread Premiumspress release8/16/2010       The Federal Reserve Board on Monday announced final rules to protect mortgage borrowers from unfair, abusive, or deceptive lending practices that can arise from loan originator compensation practices. The new rules apply to mortgage brokers and the companies that employ them, as well as mortgage loan officers employed by depository institutions and other lenders. Today, lenders commonly pay loan originators more compensation if the borrower accepts an interest rate higher than the rate required by the lender (commonly referred to as a "yield spread premium"). Under the final rule, however, a loan originator may not receive compensation that is based on the interest rate or other loan terms. This will prevent loan or...

I took a call today from a company whose phone number looks like they should be in New Jersey and they may actually have a location there, but maybe not. This firm does outsourcing of title services for large title underwriters and for some large banks.  They wanted to know whether or not I would be interested in meeting with them or having a phone consultation about their services. I politely responded with a resounding NO THANK YOU. Title services, much like services rendered by Realtors, is very localized.  In the conversation that I had with the representative of this outsourcing firm they advised me that could offer me competitive pricing on such things as title searches, document preparation, binder and HUD-1 prep, etc.  A review of their web-site indicated that they used "off sho...

All Real Estate is LOCAL… The best advice I can offer a buyer or seller in today’s market is that ALL real estate is LOCAL and CURRENT. This is probably the most affective way to successfully buy or sell real estate today. The nightly news would have you believe their statistics are local, but in truth they are normally a National average. You need to know that real estate is very local…even HYPER LOCAL. This can mean within your specific subdivision/development, within a specific radius and within a specified period of time. The harsh reality is that the market is not static…it is constantly changing and localized information on trends in housing from your REALTOR® is the best way to make an informed decision on buying or selling a house. Do you know what is happening in your zip code,...

One of My Houses Before I was in the business of real estate I bought the house described and shown below.  It was in fairly good condition when I bought it, but I got a very good price, which was as low or lower than anyone else in the neighborhood for the next four years. I figured that if I could work out a great deal for myself when not being in the business, then I could probably do this for others, as well, if I were in the business. For nearly twelve years, I have been doing just that, helping Buyers and Sellers with their real estate transactions. --------------------------------------- It looks like a rancher, but it is not.  It actually has three levels.  If I am in my living room, I can see into every room in the house, with the exception of my master bathroom.  This openness...

Baltimore's Tartan Hill: Voted The Most Beautiful Neighborhood in Perry Hall I was sitting in my living room and talking to a friend on the phone as I described my house to her.  From where I was sitting, I could see every room, with the exception of my master bedroom.  No this was not a Manhattan warehouse flat with brick outer walls and no inner walls.  This is one of the 1980s contemporary houses which was built in the neighborhood of Tartan Hill. The living room has a vaulted ceiling which opens to the upper hallway, which only has a railing to divide it from the room below.  The upper bedrooms and baths, of course, all have doors for privacy, but they all lead to the loft like hall.  The family room is sunken from the living room by about two steps and separated by another railing....

ALL FHA BUYERS!  You MUST have your lender pull an FHA case number by this FRIDAY, APRIL 2, 2010 in order to avoid the higher up front mortgage insurance premium.  It's increasing from 1.75% to 2.25% which is added on top of the mortgage therefore increasing the monthly payment.  It won't be outrageous but still an increase nonetheless. FEDERAL TAX CREDIT - Don't forget about the deadlines for this credit.  Your buyers and/or sellers if they qualify, must be in a ratified contract no later than April 30, 2010 and close no later than June 30, 2010 in order to qualify for this credit. We've heard no talk at this point of any further extention time. That's all for now folks!  HAPPY SPRING!

It's that time again!  Before you go to bed Saturday night, don't forget to move those clocks FORWARD 1 hour.  Woo Hoo!  It's seems like summer is right around the corner doesn't it?
