Here is the Olney Area (Olney, Brookeville, Brinklow, Ashton, and Sandy Spring) supply and demand chart for April 2008.  The Red lines are the active homes, blue under contract, and green are sold.  The absorption rate is determined by the number of homes on the market and the number of homes selling that month. We actually saw the absorption rates climb over May 07 numbers.  That is a great sign of a healthy real estate market. Absorption Rates:  May 2008  14.2% absorption rate May 2007  12.4% absorption rate May 2006  19.9% absorption rate

If there is anyone hear who uses a cleaning serive or knows of anyone who uses a cleaning service. what are their primary concerns and complaints. It's been 3 years now since I earned my real estate license. This past weekend I congratulated some fellow Mountaineers on graduating and realized that it has been one year since I too graduated and have been in this crazy real estate business full time! There is no greater feeling than looking in the mirror and realizing that I have worked very hard, overcome many obstacles and continue building a solid base for my business.  Real estate is not a normal situation which most people find themselves in once they graduate college, but it is where I proudly stand. Olney Days is coming May 16-18, 2008.  There is a bike ride, contests, bands, fireworks, Mr. and Mrs. Olney crowing, classic car show, parade, and much more.  Go to http://www.goca.org/ to get the most up to date schedule.  The fireworks on Saturday night are great.  Most of the events are held at Olney Regional Park.  Come early, stay late.It is truly one of the best small town events in the county.  If you are interested in volunteering please Helene Rosenhiem know.

Go to www.olneytowncenter.org to see the plans for the commercial center of Olney (rt. 108 & 97).  The goal was to "define the master plan" visually, provide a civic center/town greens, and make the town more walkable.   However, this MXTC zone is a one size fits all zone for a town that already has a "soul".  We moved to Olney in 1979 because it had charm.  Many newer developments have tried to manufacture that charm.  That works great in many locations where nothing existed before, but Olney has a past and should look to preserving some of that spirit in the future.  Also, I don't believe this plan has added a substantial amount of town green space, nor does Rt. 108 or Rt. 97 look any safer to tread on foot.Sure the cynic is all of would say, "more development, more deals", but there ...

Roots Market has opened at 16800 Georgia Avenue, Olney, MD 20832 They can be reached by phone at 301-774-1344.Finally, long trips down county seeking natural foods will come to an end. The store is similar to Mom's organic market or Trader Joe's with a touch of whole foods tossed in for good measure. The biggest difference may be in their implied statement of purpose....."We have made a conscious choice to support small, organic farms, individual artisians, socially responsible companies and members of the local community."
