The following statistics are for the past month and are compared with the same month last year. There were 54 new listings of homes for sale and 32 homes for sale went to pending new contracts. The sold dollar volume for the zip code was down 14.13% from last year. The number of homes sold was 15 from 18 last year. The average time on the market was 60 days from 91 days last year. The average sale price was 95.54% of the average list price. The median sold price was $376,000.     Time is very short to qualify for the home buyer tax credit. Olney MD 20832 Real Estate     Home owners and prospective purchasers want to know the trends of the local real estate market. The following statistics are for the past month and are compared with the same month last year. There were 22 new listings and 19 went to pending new contracts. The sold dollar volume was up 77.72% from last year.  The number of homes sold was 14 from 8 last year. The average days on the market was 78 days from 65 days last year. The average sale price was 93.98% of the average list price. The median sold price was $395,500. Here is the Olney Area (Olney, Brookeville, Brinklow, Ashton, and Sandy Spring) supply and demand chart for February 2010.  The Red lines are the active homes, blue under contract, and green are sold.  The absorption rate is determined by the number of homes on the market and the number of homes selling that month. Here is the Olney Area (Olney, Brookeville, Brinklow, Ashton, and Sandy Spring) supply and demand chart for December 2009.  The Red lines are the active homes, blue under contract, and green are sold.  The absorption rate is determined by the number of homes on the market and the number of homes selling that month. December of 2009 had a lower than average absorption rate compared to previous months in 2009.  This isn't a shock considering the time of the year and the available inventory.  We did expect the absorption rate to be a tad bit higher than Dec 08 (0.3%), but February should be one of the next best indicators.   In Dec/Jan we sometimes see the inventory numbers (available homes for sale) dip so low that the buyers in the market don't have ENOUGH options to choose from.  Theref...

Olney MD 20832 Real Estate Trend Indicator      If you are thinking about buying or selling a home in zip code 20832, you should take a close look at the following report that compares the statistics for the past month with the same month last year.  During the month, there were 77 active listings of homes for sale in Olney. There were 24 new listings in the area and 18 properties went to pending new contracts.  There were 17 settlements as compared to 6 homes sold last year.  The total sold dollar volume was up 238.78%. November of 2009 was another indicator that the Olney real estate market is improving and we are not headed back to the insane market of 2002-2005 (thank goodness).  November of 08 was one of the worst months in the real estate industry in recent history.  The improvement over the November 2007 numbers is what I find encouraging.  Are we out of the woods?  Not yet.  Experts predict that there are still more foreclosures and short sales until 2012.  However that doesn't necess...

I just transferred my license to EOP Real Estate, LLC. I got my license 2 years ago and affiliated with the Long & Foster office in Olney, MD.  I was very impressed with the dynamic manager and immediately felt at home there.  Over these 2 years the office has seen many changes, some for the better, others not.  I have developed very special relationships with the other agents and I have learned a lot from them.  I am confident that these friendships and relationships will endure even though several of us have changed companies.  I have since moved (personally) from Olney and it was becoming increasingly inconvenient to use the office resources.  It was obvious that a change might be necessary.  I struggled with the choice of just transferring to another Long & Foster office close to my...

This month our feature area is Olney, Maryland.  Olney, Maryland is located about 20 miles north of Washington, DC. It remains one of the nicest neighborhoods in Montgomery County. Oh, Takoma Park residents can lay claim to being the most eclectic, but those that live and visit Olney know that "like a good neighbor, Olney is there". There really isn't a "town center" in the Olney area.
