Olney MD Picnic and Bazaar The 90th Annual Olney MD Picnic & Bazaar sponsored by the Women's Board of Montgomery General Hospital was held on Tuesday, July 27, 2010, 10:00 AM - 8:00 PM on the old Hospital grounds at Route 108 and Prince Philip Drive. The Olney MD Picnic and Bazaar featured delicious picnic foods including fried chicken, corn-on-the-cob, bar-b-que, hot dogs, cotton candy, ice cream and sno-cones; great shopping for antiques, books, CDs, DVDs, collectibles, jewelry, plants, garden produce and baked goods and entertainment throughout day. Farmers Market in Olney MD Olney, MD is a great place to live for so many reasons!   One of my favorite things is the Farmers Market in Olney MD which is held on Sundays from 9 ‘til 1; May 9th through November 7th.  This year, the Farmers Market in Olney MD moved to the Montgomery General Hospital parking lot. There's a wide variety of fresh fruits, vegetables, herbs (who's Herb?), flowers, and plants.  Everything is fresh and delicious, straight from local farms throughout Maryland.  The prices are reasonable, there's plenty of convenient parking, and, since it's held at the super spacious Montgomery General Hospital lot, not overly crowded. Here is the Olney Area (Olney, Brookeville, Brinklow, Ashton, and Sandy Spring) supply and demand chart for June 2010.  The Red lines are the active homes, blue under contract, and green are sold.  The absorption rate is determined by the number of homes on the market and the number of homes selling that month. This is the first time in a long time that the absorption rate has cracked 25%. Great news.  We seem to have the right amount of inventory (homes) and interest (buyers). I feel strongly that as long as the interest rates stay low we will have a steady market.  And steady is good... American Flags in Oatland Farm Olney MD Every year, since 1997, to celebrate Independence Day, I have been placing American flags in my neighborhood.  And, this year (as you can clearly see) is no exception. Here is the Olney Area (Olney, Brookeville, Brinklow, Ashton, and Sandy Spring) supply and demand chart for May 2010.  The Red lines are the active homes, blue under contract, and green are sold.  The absorption rate is determined by the number of homes on the market and the number of homes selling that month. Another strong month of absorption rate increases.  Here is how it works.  Assume there were 100 homes on the market in Olney on May1.  On May 31, 25 of those home would have sold.  The absorption rates have climbed month after month.  However, one thing you will notice is that the absorption rates have stayed relatively high throughout the peaks and valley of the real estate market.  That says a lot about a market area. Olney Maryland is really a nice home town!      Located 7 miles north of the ICC/Georgia Avenue intersection (it will open late in 2010), Olney still has the old town feeling of days gone by in Montgomery County. It is a community of neighborhoods. Streets are tree lined and summers find them filled with children riding bikes, skateboards and roller skates. Cul de sacs are quiet and chalk outlines of four square games remain at the end of each day.      The town has Sherwood High School and Good Counsel High School located in the eastern section (both are on route 108 heading east out of the town center).  Sherwood produces an award winning Rock N Roll revival every year. Another strong month of absorption rate increases.  Here is how it works.  Assume there were 100 homes on the market in Olney on April 1.  On April 30, 15 of those home would have sold.  "No credit, now what happens??"  Well, 2 weeks after the credits went away, our office was still averaging a contract/day.  These buyers aren't naive or uninformed.  They made very rational decisions based on the fact that $6500/$8000 would be nice, but buying the RIGHT home was more important. ...

Homes for Sale in Oatland Farm in Olney, MD I am a home owner in Oatland Farm and would be happy to answer any question about homes for sale in Oatland Farm in Olney, MD.   Oatland Farm is located in Olney, MD, south of Route 108 and west of Bowie Mill Road.  There are 185 single-family homes and 124 townhomes throughout the community, including 15 Moderate Priced Dwelling Units (MPDUs).  The homes were built by Ryan Homes and NV Homes.  The Oatland Farm Community offers two tot lots and several asphalt paths that traverse the Rock Creek North Trail tributary and parkland.
