The long talked about ICC is under construction.  The Inter-County Connector (ICC) is a toll high way that is being contructed to connect portions of Montgomery County with Prince George's County.  This project has been controversial partly because of it's proximity to residential areas.  However, the ICC is hoping to reduce congestion and speed the commute between these locations. The first segment between I-370 in Shady Grove and Georgia Ave (near Leisure World) is set to open in early 2011. The rates for this segment will be $1.45 during peak hours (weekdays between 6am and 9am & 4pm and 7pm), $1.15 during off peak hours, and $.60 overnight.   The ICC will have no toll booths.  Instead, all tolls will be collected using EZ Pass at high speed toll booths.  A driver without EZ Pass who...

Here is the Olney Area (Olney, Brookeville, Brinklow, Ashton, and Sandy Spring) supply and demand chart for November 2010.  The Red lines are the active homes, blue under contract, and green are sold.  The absorption rate is determined by the number of homes on the market and the number of homes selling that month. Yikes!  That is a serious drop from 09 to 10.  There are reasons but this drop is a bit extreme. In the Metro DC area the real estate market slows up a tad before a major election like 2010's.  Also the Bank of America foreclosure fiasco has created some media drama that was not good for any US industry.  Furthermore, the rest of the fourth quarter will probably lag behind last year because of the tax credits last year.  However, interest rates are AMAZING and the inventory i...

Olney MD Police Satellite Station In October, Cmdr. Damskey, the new District 4 Commander, visited with greater Olney business leaders and residents at an open house at the Olney MD Police Satellite Station. He answered questions about crime in Olney, speeding, and the viability of the Olney MD Police Satellite Station. Cmdr. Damskey reported that he feels the station is a valuable resource for the community and the officers are now starting their day at the station in Olney instead of Wheaton. Regarding crime, speeding, and other police concerns, he said the key is communication. He said if his officers don't know what and where the problems are, then they cannot react to them. For the first time in a long time the absorption rate in 10 dropped below the 09 numbers.  Lets keep an eye of the market to see if this trend continues. Here is the Olney Area (Olney, Brookeville, Brinklow, Ashton, and Sandy Spring) supply and demand chart for June 2010.  The Red lines are the active homes, blue under contract, and green are sold.  The absorption rate is determined by the number of homes on the market and the number of homes selling that month. We had the same number of homes on the market (196) in Aug 2010 and Aug 2009.  However the number of sold homes in Aug 2010 was 40 and only 26 in Aug 2009.  This is a good trend for the Olney real estate market.  I feel strongly that as long as the interest rates stay low we will have a steady market.  And steady is good...
