The news this week has been filled with increasing evidence that the housing market, and economy in general, may be stabilizing. On a local level, we are seeing a renewed interest in real estate. For example, the average attendance at Weichert Open Houses recently hit its highest level since March 2007. I am going to present three offers tonight on a listing in Germantown that I have had on the market for two weeks. The sellers staged the property well, priced it within the range of the recent comparables and I put together a wonderful tour using Homevisit.com. The home has been shown sixteen times. Wow! I can't guarantee that one of the offers will be ratified, but multiple offers in this market is definitely a good thing. Could it be a sign of better times? I have heard from several agents recently that they have been involved in multiple offer presentations. We started off this year with an average of 1.5 homes going under contract on a daily basis. Home Inventory numbers going into the New Year were hovering around 685 homes. It has never been more apparent to me that we were a community that had a glut of inventory. Move to the present day and we have seen a decline of housing inventory by 38% to today's number 426 homes on the market. Total homes under contract and pending settlement is an astonishing 200 on the nose. To put this into perspective that is more than was sold in March 2004 (close to the height of the boom market). Should this trend continue at this pace we should anticipate a stable local real estate market by the beginning of the 3rd quarter. More great news for homebuyers was released this week. On Tuesday, the National Association of Realtors (NAR) reported that its Housing Affordability Index (HAI) rose 13.6% in January to 166.8, a new record high. In fact, the relationship between home prices, mortgage interest rates and family income is the most favorable since tracking began in 1970. The HAI is a relative index where a value of 100 means that a family with the median income has exactly enough income to qualify for a mortgage on a median-priced existing single-family home. Is Germantown seeing the market changing? Yes - a drop of almost 40% of inventory since the beginning of the year. Want some good news for a change? There are currently 191 homes under contract in Germantown, during the same period in 2004 there were only 149 homes under contract. These are incredible numbers considering all that has been going on lately, however, admittedly a very large number of these are foreclosed homes. What you can take from this is the following, call/email all the folks you know that don't currently own a home and tell them that the market is getting much better and the boat could be leaving port soon (in passing you could also mention the rates are only 5% fixed and they only need to have 3 1/2% total cash to buy).
