This program can only be used in conjunction with the First Time Homebuyers Incentive Program (formerly Community Development Block Grant Program).  This is a $5,000 assistance program. This is a list of things you need to know about this program: You must earn a homeownership counseling certificate from a HUD-approved provider before making an offer on your home. Just Sold - 320 Allendale St, Baltimore, MD 21229My buyers got a great home, we negotiated a great price and great terms that worked with their loan type, and with the help of Chase Cusack from First Home Mortgage, we found $15,000 in grant money for the buyer's downpayment and closing costs so they were able to purchase this home with only $1000 of their own money invested.  Then, #TheTitleLady helped bring it all together to closing. This 3 bedroom 1.5 bathroom home had a beautifully updated kitchen with granite counters, LVT flooring, fenced rear yard with off-street parking for 2 cars.  All of this for under $200,000.Are you a first-time homebuyer?  Are you thinking about buying your first home?Or, do you have a home to sell and want to buy another home?Let's talk!!  I can help you w...

Consider Real Estate Investment Starting with this Home in Baltimore Brick front row house with covered front porch and 2nd story bump out. Spacious home has 1,560 square feet of living area. Back yard has a privacy fence but could be converted to a parking pad. The property has been used for both residential and business purposes. Use as one large single family residence or use as a 2 unit. The property needs lots of work but the structure is sound. Home is located just about a half mile from Johns Hopkins University and Maryland Institute College of Art. Price is $275,000, but owner will consider all offers. Renovated homes of a similar style within .5 mile are selling in the $300s and some in the $400s. Close to I-83 and to Penn Station. 312 E 25th Street, Baltimore, MD 21218.

When Company Comes to VisitDo you have a favorite place you like to go to when friends come to visit?  I have a small Airbnb business and from time to time my guests become friends and sometimes even clients.  This week I have a guest from Canada that is starting a new job here.  Saturday we toured Baltimore looking for long-term temporary housing for him.  It came lunch time and we needed to eat, and we were on our way to Charles Village and Remington so one of my favorite places to go that screams Baltimore is The Paper Moon Diner located on 29th.  It's a very cool place with lots to look at, the service is usually really good and Saturday was no different and the food locally sourced and made from scratch is also always good.  I  have never been disappointed.  Where's your favorite l...

Mark and Endre are hosting this month's challenge and ask us to show our Stars and Stripes flying in honor of three patriotic holidays Memorial Day, Flag Day, and The Fourth of July. There are Flags Flags Everywhere... look around, and these photos were all taken on a wonderfully busy Friday. Living in Baltimore, I thought visiting Fort McHenry was my best bet for any flag photos needed. But thenI saw my first 'sort of' flag when I was in Canton for a closing. It was on the railing.   From the nearby Flag House, I took this one from my car.   While driving on I-83, I pulled over to grab this shot of Ole Glory flying above the Maryland Flag.  And on my way through the Mt. Washington neighborhood, I saw this one on a stone home.  I saw this one flying over The Admiral's Cup on Friday even...

Buying Your First Home in BaltimoreI have a conversation with my son's girlfriend the other evening.  They have been talking about moving in together.  She currently pays about $1600 per month in rent.  Both have good credit but they are cash poor and live paycheck to paycheck.  I have been talking to my son about buying a home rather than paying rent.  She expressed concern about where they would come up with their down payment.  First off you don't need to have 20% of the purchase price as a down payment. We currently live in Catonsville right on the border of Baltimore County and Baltimore City.  If they were to look at homes 2 blocks down the street from us they would be in Baltimore City.I recently wrote an offer on a really nice townhome priced at $178,500.  The down payment on tha...
