Baltimore, MD Real Estate News

By Richard Halpern
(Coldwell Banker Commercial NRT)
Baltimore City has hired a Washington, DC Law Firm to sue Wells Fargo Mortgage because it says that Wells Fargo gave sub-prime mortgages and too many fixed rate mortgages, at a high interest rates, to a large number of Minority home buyers that live in Baltimore City. Although a lot of these homeowners are facing foreclosure. If this works I'm sure that many other Cities will jump on the bandwagon with their own lawsuits. I feel that if the City wins this lawsuit, i'm sure that Mayor Dixon will want to reallocate the money among the homeowners facing foreclosure. At this tie Cleveland has also instituted suit against Wells Fargo.

This is the headline of an article in today's Baltimore Sun.The article is really talking about the newest round of tax assessments. They are up about 25% from the last time they were revalued in 2004. What do you think about this article and the city's prospects vs other MD counties? It's hard for me to see my taxes going up as a good thing, especially since we already have the highest tax rate in MD. At least we get a great school system in return. Personal note: My middle school and my zoned high school (that thank God I tested out of) are both now boarded up. I got out just in time!

Okay, it's not Palm Beach or LA so you can't expect balmy weather. Baltimore is in the mid-Atlantic and that means we get chilly in January. But it's still a good time to visit, and I'm glad to have a chance to point out some of my favorite things about this city. Thanks to Margaret Harrington for asking! There's no season for history, and Baltimore has plenty. O say can you see? Of course you can at Fort McHenry National Monument and Historic Shrine. In September 1814, the star-shaped fort was the site of the Baltimore of Baltimore. On a ship some eight miles away, Francis Scott Key watched the bombardment and, when the smoke cleared, saw that the flag still waved. We still sing about it today. Fell's Point combines history and the pleasures of eating and shopping. This historic area d...

In Baltimore's arts area there are plenty of choices – Meyerhoff Symphony Hall, The Maryland Institute College of Art, and The Lyric Opera House, plus other smaller venues. Visitors to Baltimore should hop the Light Rail and take the short ride north to this artful area. We recently visited the Lyric, and had a chance to rediscover this jewel of a concert hall. It's a magnificent old hall that opened with a Boston Symphony Orchestra in October 1894. Over the years, it has been the site of everything from jazz concerts to boxing matches, famous speakers to cooking exhibitions, hypnotists to magicians. Enrico Caruso sang here, Charles Lindbergh spoke here, Will Rogers joked here, and Leopold Stokowski conducted here. Since its first concert, the Lyric's acoustics have been rated among the...

The Baltimore market is still a hot one.  It has been, and still is, the most undervalued market in Maryland, and investors recognize that it's still a worthwhile area for purchasing properties.  Moreover, the demand has enabled several Baltimore neighborhoods to actually gain in value while most markets have lost value.  Baltimore City has become a hot commodity, and it will continue to get better.  Why?  Baltimore is only an hour north of Washington DC, and nearly two hours south of Philadelphia.  It is ideally situated to address growing demand from companies looking to position themselves for domestic and international opportunities.  It offers affordable living options for those who work in or near Washington DC, but don't want the high cost of living there.  It is establishing its...

Having a historic listing in Dickeyville made me want to visit the Baltimore Summer Antique show that at the Baltimore Convention Center this weekend.  The show started on Thursday and ran through Sunday. So after my first showing on 2300 Tucker Lane we took a short drive downtown to the Baltimore Convention Center. Somehow "antiques" makes me think of chairs with delicate legs and fragile porcelain vases. The Baltimore Summer Antiques Show had those, of course, but so much more.  Fine furniture, jewelry, sculpture, and books were only part of the story.    This ax sculpture doesn't seem like an antique, but the two owners of Wells and Company deal in 20th century furniture and art. "Antique" covers a lot! I saw this wonderful Paul Evans table, too – I have a Paul Evans piece in my dini...

Good afternoon as we go into the Labor Day weekend I wanted to share a few thoughts with you to help you sell more homes in what is now an excellent time to buy.........It's been an interesting week. While there is still great turbulence in the market, and Jumbo mortgage (over $417,000) money is still very volatile as is the availability of 100% financing for jumbo loans, the good news is that we see conventional fixed rate money remaining very stable and even slightly improving in interest rate. What does this mean? Financing is still plentiful and the larger money center banks are good/solid resources. Prosperity Mortgage (backed by Wells Fargo), Bank of America, National City, Chase, Citi, etc can all be considered safe sources for mortgages. Many other mortgage bankers are still oka...

Most Baltimoreans have heard of Dickeyville as "somewhere west of the city." When you look at photos of the Victorian architecture, traditional old church, and white picket fences, it's easy to believe this historic neighborhood sits out in the country somewhere. The surprise is that Dickeyville is tucked into Baltimore City itself, snuggled up against the Gwynns Falls that meanders down to the Patapsco, the Inner Harbor, and eventually the Chesapeake Bay.  Several mill towns sprang up around Baltimore in the 18th century drawing mill workers and managers.  Along the Gwynns Falls there were grist mills, paper mills, and woolen mills that provided cloth for both North and South during the Civil War.  Towns grew up around the mills with stone houses, churches, schools, and shops.Through i...
