Annapolis Real Estate and Relocation in Anne Arundel County, the Eastern Shore, and MarylandMistake #3: Attempting to hide problems with your home.Be honest with your Realtor and your potential buyers with regards to the property relating to health, safety, or environment. It's common today for inspections to be a part of the sales contract, and during the inspections most problems will be discovered anyway, but hiding the truth can kill a sale and land you in court. It's much better to factor the costs of repairs into the sale rather than face lawsuits after the fact.Just Listed Homes Do you want to know what homes Really Sold for?  Annapolis Real Estate and Relocation in Anne Arundel County, the Eastern Shore, and MarylandMistake #2: Insisting that your home is shown only when it is convenient for you. While no one wants their dinner disturbed by strangers trooping through the house, often the only time buyers can see your home is after work hours or on weekends. Plan ahead. Keep the house orderly and make time away from home. If possible, plan events to take weary children away from home showings. Sure, a last minute showing might be a minor inconvenience, but it also may be the last buyer who sees your house before deciding to buy it. A two-year slide in values has eased its stomach-turning pace, and some analysts expect the national market to bottom out by mid 2010." Your "mortgage is canceled, voided, nullified, set aside and is of no further force and effect" were the terse words of New York's Suffolk County Supreme Count Justice Jeffrey A. Spinner when he wipped out the mortgage that Greg Horoski and Diana Yano-Horoski had with IndyMac Mortgage Services, a division of OneWest Bank F.S.B.  Read the full story here "Judge cancels LI family's mortgage, berates lender" or here "Judge Voids Mortgage Due to Bank's "Bad Faith".  The judge also ordered "that the lender and its successors are 'barred, prohibited and foreclosed from attempting, in any manner, directly or indirectly, to enforce any provision of the mortgage loan'." At first glance it looks like the Horoski's are winners!  Or are they?  The bank could appeal the ruling and seek to reinstate ...

Home sales should increase again in November then slump in December. An article run this morning on MSNBC titled "Home sales rise to highest level in 2.5 years" reported that "Home sales surged for the second month in a row in October, climbing to the highest level in 2 1/2 years as first-time buyers rushed to take advantage of an expiring tax credit." In Anne Arundel County, home sales last month increased by 44.25% over this time last year - 502 units vs. 348 units - and up 4.1% from September.  The average sold price declined by 7.97% over this time last year but increased 0.7% from September. While 502 homes sold in Anne Arundel County is no where the record number of homes sold in any given month (June 2005 holds the record at 1,093 closed sales) it is the highest number of of home...

Out and About Loving Annapolis   Date Night 3 Course Dinners....Ohh La La!! Out and About Loving Annapolis   As a born and raised Annapolitan Annapolis has always seemed such a pretty town to me. My grandparents and parents all owned and ran businesses downtown back in the Mom & Pop era of business owning. I would spend many a day walking down to the city dock to sit at the waters edge and watch the work boats. Something so calming and peaceful about doing that even at such a young age. Back then there was a 5 & dime on the corner, a grocery store down by ego alley, dress shops and shoe stores interlaced with furniture and crystal shops and the good ol Mom & Pop office supply store (my Dad's). And of course the Market House. Ahh the wonderful fishy smells waffing out as the doors opened and closed were smells of home to me. Over time downtown Annapolis has chan...

How a New Car Payment Reduces Your Purchase Price Suppose you earn $5000 a month and you have a car payment of $400. At current interest rates (approximately 8% on a thirty-year fixed rate loan), you would qualify for approximately $55,000 less than if you did not have the car payment. Even if you feel you can afford the car payment, mortgage companies approve your mortgage based on their guidelines, not yours. Do not get discouraged, however. You should still take the time to get pre-qualified by a lender. However, if you have not already bought a car, remember one thing. Whenever the thought of buying a car enters your mind, think ahead. Think about buying a home first. Buying a home is a much more important purchase when considering your future financial well being. Annapolis Luxury ...

Debt-to-Income Ratios and Car Payments When determining your ability to qualify for a mortgage, a lender looks at what is called your "debt-to-income" ratio. A debt-to-income ratio is the percentage of your gross monthly income (before taxes) that you spend on debt. This will include your monthly housing costs, including principal, interest, taxes, insurance, and homeowner’s association fees, if any. It will also include your monthly consumer debt, including credit cards, student loans, installment debt, and car payments.
