A couple of years back,  I was in competition for a listing against an agent in a BIG NAME company.   For some insane reason, the sellers decided to have us present our case to them at the same time.  I have no idea why, and if I had known about it ahead of time, I would have told them I needed to stay home and mow the lawn. I had done all my due diligence and had a pretty good idea of what number to put on the house.  I found an older listing for the house and looked at all the photos.  I drove around their neighborhood and basically,  I was comfortable with my numbers.  If I walked into the house and realized that they had totally updated it, I had another set of comps with me that I could show them, and I  could increase my suggested list price on the spot. The house was in an area th...

You just got a call that an agent wants to show your house in 20 minutes.  The kids are off school today and you have been slacking on the housework.  You are in no way, shape, or form ready to have someone see your house in its current state.  And you can hear Susan Nealey's voice in your head screaming "NEVER REFUSE A SHOWING!!!!"Soooooo....this is what you do!Every kid runs up to his/her own room.  Pulls the bedding up and fluffs the pillows.  Buyers actually like to see that the  kids tried to keep their rooms looking nice even if it's not perfect.  Kick the toys, jammies and dirty underwear under the bed so no one trips when they come into the room.  Remember what I said about no one ever looking under the bed.Somebody runs to the bathroom!  No, not to use it.   Clean it--hang the ...

If the internet Gods came to me and asked me to add one feature to the internet house search to make it great, I would say "Add a scratch 'n sniff button!"Yes, I would.  It would add so much.  Then you wouldn't even have to leave your couch to smell all that dog slobber on the carpet.  And, oh, my heavens, isn't the addition of that full litter box something I would love in my guest bath. And get a load of that chain smoker who promises not to smoke in the house (until the wife goes to the store).  After all, no one will notice just one smoke.  And, it's soooo cold out.  I'll leave the kitchen door open a smidgeon so the smoke goes out the door....yep.Wow!!  The person who owns this house surely does love cinnamon apple smelly candles.  Too bad she put the pumpkin pie melted wax air fres...

Lovely Labor Day spent with my best friend in Annapolis. Many people had the same idea.. enjoying Maryland's capital city.     We started with a walk at Quiet Waters, a beautiful park that is also pet friendly. We took in the views of the Chesapeake Bay from the gazebos before we walked down to the water's edge. Our next stop was a break for icy frappuccinos and people-watching at the dock in Annapolis. From there, we walked up to Easy Street Gallery where we met Megan, the owner, whose birthday was yesterday. So much eye candy that I started photographing some of Megan's favorite art pieces did a bit of shopping and found  out that Megan  is also married to a REALTOR® It was time for dinner, and we had early reservations at Pussers Caribbean Grille on Annapolis Harbor. This restaura...

Homes Around Annapolis...A Niche That Grew Out Of Love Like many in real estate my niche of Homes Around Annapolis was not my first niche in my real estate business. I actually started my career in an office in Crofton, MD, a small town about 20 minutes west of Annapolis. I chose it because it was small, I was brand new to real estate and my sister lived there. Good reasons I thought at the time. I had just moved back to Maryland after a 13 year career that took me to Washington DC and Northern VA so I had been away for awhile from my hometown of Annapolis. While there I had a few niches I worked on. One was helping renters, another first time buyers, then land aquisition for a smal builder along with selling the homes he built and even had a niche in historic homes in Upper Marlboro, a ...

An Ice Day In Photos- Annapolis LivingToday we were expecting 6-8" of snow. What we received was a smidgeon of snow with an overlay of ice. The roads were clear, thank goodness, however the ice did bring down some tree branches and we did lose power for an hour or two. For now we are good although the winds have definitely picked up. Fingers crossed no more outages.            An Ice Day In Photos- Annapolis Living

Burn Those Socks Baby!! An Annapolis Tradition It's Time!! The annual Annapolis Oyster Roast & Sock Burning takes place at the Annapolis Maritime Museum March 18, 2017, noon to 4 p.m. This crazy ritual started back in the 1980's and takes place every March with a bonfire on the beach of the Museum. Throwing socks on the fire marks the beginning of spring and boating season not far behind. There will be live music by the Eastport Oyster Boys, yes that is the bands name and they are awesome!!There is an admission to be able to burn your socks but it comes complete with unlimited raw and roasted oysters,  Museum’s exhibits and a chance to enter the oyster shucking competition. There will also be Barbeque, lobster rolls, beer, wine, Bloody Marys, dark & stormies and who knows what else avai...

Gorgeous Bath $350,000,  Home Included In Price, Annapolis  I visited a home today that is ready to hit the market this Friday and boy was I blown away. Sometimes a remodel is so well done that it just exudes luxury. This is one of those times. Every inch of this home inside and out has been upgraded with the finest of details. Located on a cul-de-sac this 2-3 bedroom, 2.5 bath 1586 square foot home is definitely move in ready. Did I mention the lovely backyard and deck with hot tub? HOA is just $93 a month. And yes there is water access.   Gorgeous Bath $350,000, Home Included In Price, Annapolis

Hatching The Arts In Annapolis What started out as a tongue in cheek project of the Art Council back in 2012 when legislation approved real chickens in peoples backyards around Annapolis has turned into quite the display of chickens, in all their painted finery. Located along the art cooridor of West St the chickens have each been decorated by local artists. Some say it is pure craziness as Annapolis is known for it's water, sailboats and history. Yet the chickens remain and have become part of the Art District culture of hatching the Arts in Annapolis.   No one knows how long they will remain but for now they are quite interesting to see. Hatching The Arts In Annapolis

You just love running around Saturday and Sunday and stopping in at Open Houses.  Who doesn't?  Some people do it as they are hitting all the yard sales.  It's fun!  It's enlightening!  You can see how people decorate and sometimes make yourself feel better about your own home. But, sometimes, you walk in to that Open House in a neighborhood you like, and you go bonkers.  You love it.   You want it.  You gush in every room as the agent shows you around.  You just cannot stop saying how much you love it!  You want it!!  You've got to have it at any price!!!  You can afford it, you tell your husband(wife/mate/friend).....and the agent who is behind you.  Guess what?  You just gave away the bank.  That agent running the Open House works for the seller.  Yep. That's right and they heard ever...

Before you start your home search, I told you yesterday that you should call your lender to get pre-qualified.  He/She will ask you all your personal information about your finances.  You want them to run a credit check to find out what your credit score is.  You don't just want the to guess what you qualify for.  Your score is very important when it comes time to getting a home loan/mortgage.  If your credit score is high (above 712), you might get great rates.  If it is low (low 600's), your interest rate might be a bit higher and you may end up paying extra fees.  It can vary a bit from one lender to another. BUT, I am a REALTOR, NOT a lender.  Your lender will tell you exactly how he can help you.  He can also offer you advice as to how to improve your score if it is low.  He even m...
