WINNIPEG – October 2011 has the second best real estate sales on record for this month. Less than 2% off the strongest sales performance ever in 2007. Year-to date dollar volume is already the highest achieved in WinnipegREALTORS® 108-year history with $2.67 billion dollars worth of MLS® sales. WINNIPEG – Balmy summer weather in September created summer-like real estate market activity which led to a third consecutive month of over 1200 MLS® housing unit sales. As a result, it makes September 2011 WinnipegREALTORS® best September in 108 years. September 2010 was the previous best September on record. September MLS® housing unit sales increased 6% (1,214/1,142) while dollar volume rose 12% ($278.4 million/$248.0 million) in comparison to the same month a year ago. The Winnipeg Real Estate Market is still Smokin HOT!!!June is first month when dollar volume for residential-detached sales eclipsed $300 million and a new MLS® dollar volume record was set at $368 million. The average residential-detached sales price in June of $258,275 was up 3% over the same month last year while the average condominium price of $201,642 increased 7% over June 2010.4 out of 5 new listings sold and nearly half of the entire MLS® inventory turned over.June MLS® unit sales increased 6% (1,516/1,432) while dollar volume rose 12% ($367.9 million/$329.2 million) in comparison to the same month last year. WINNIPEG  - It is no coincidence the 2011 flood in Manitoba affected WinnipegREALTORS® MLS® market as listings were down 15% from April 2010 and much closer to 2009 where we had some major flood issues to deal with like this year. MLS® sales are virtually identical to 2009 and conversions of listings to sales are off in the same way compared to non-flood springs.  Listings were down significantly in some of the rural municipalities such as St. Clement and St. Andrews and diminished in Winnipeg MLS® areas along the Red River (e.g. St. Vital, Frasers Grove, North End). The Canadian Real Estate Association (CREA) has revised its forecast for home sales activity via the Multiple Listing Service® (MLS®) Systems of Canadian real estate Boards and Associations for 2011 and 2012. National sales activity is now expected to reach 441,100 units in 2011, a decline of 1.3 per cent from 2010. I think that our Land Transfer Tax is getting out of hand and has become a Cash Cow for The Manitoba Government.  I think it's time that we Manitobans stand up and say to our elected representatives, enough is enough! When someone buys a home they do so much to stimulate the economy. Just think about it for a minute. Do people just move into a house and not buy other stuff to go into that house? I don't think so! WINNIPEG –   The first quarter was outstanding as it edged out the best first quarter ever in 2007 with over 2,500 in MLS® sales and $570 million in dollar volume (no previous first quarter has eclipsed one-half a billion dollars before). March MLS® sales came close to 1,200 while dollar volume was at $275 million. There are only 28 more MLS® sales in 2010. However dollar volume is a different story. Just a quick reminder to Change the Batteries in your Smoke Detectors and Carbon Monoxide Detectors. It's best if you can develop little systems to assist you in doing the everyday things that we all have to do.   Long ago I adopted the change your batteries in your smoke detector when you change the clock back in the fall policy and it is an easy reminder for me each and every year to keep my family safe.  You may want to expand the program and add getting your fire extinguishers checked as well. WINNIPEG - It took until the month of September last year to set a new sales and dollar volume MLS® record in comparison to the same month the year previous. Ditto for 2010. Like athletes vying for new records in the Olympics or Commonwealth Games, September 2010 sets the bar higher again for what September 2011 will have to achieve if there is to be a new MLS® sales record for this month. It was noted summer was a little slower than usual this year so it certainly appears cottagers and vacationers entered the fall market in larger numbers than 2009. In fact, this is the case.
