Woburn MA Foreclosures, Short Sales and Bank Owned Real Estate for Sale Purchasing a home at a Woburn MA foreclosures auction has many risks to a potential buyer and in most cases the bank will bid and take possession of the property at auction. The property is then referred to as bank owned, REO (real estate owned) or foreclosed property. To search the MA MLS listings visit Woburn MA MLS listings. A home owner may attempt a "short sale" whereby the bank agrees to accept less than the mortgage balance based on the owner's hardship and financial status. Obtaining approval can be a long and difficult process. Additionally, there is no assurance that the lender will accept an offer at or above the listed price. Bank-owned and short sale listings are often marketed with a real estate agent ...

Recently, there has been allot of hype about how to present a offer to purchase when the lenders wont' provide  a PRE-APPROVAL LETTERS  So I did my research and found this very informative post by Joe Mezler, for more information you can contact Joe direct at Joe@Joemezler.com With no futhure ado here is Joe's Blog of Are Pre-Approval Letters Dead? NO, just a minor change in thinking- Can you get or even give one in today's market? There is a lot of confusion with Lenders, Loan Officers, Home Owners, and Realtors in regards to the sweeping new Good Faith Estimate rules and how they apply to the industry. A LITTLE PRE-APPROVAL LETTER HISTORY Years ago, the standard way of buying a home was a potential buyer met with a Real Estate Agent, and wrote a financing contingency into the offer. A...

Welcome back...last week we talked about the mechanics of your home and tweaking things to make sure every detail is ready when the buyer has a home inspection done on your home. This week let's talk about something that everyone in the Northeast and other parts of the country are familiar with, Snow and Ice. If you have your home on the market or thinking about putting it on now, while selection is low. Please take pre-cautions to ensure the people coming to view your home are safe and you avoid a costly lawsuit. Well we all made it through the holidays. And put away the decorations, decluttered the closets and donated or sold unused items. Now if your thinking of selling it's time to really get serious. On average homes when homes are priced to sell they go under agreement in less than 30 days. So, if you do the math and put your home on the market tomorrow, and it you accept an offer by February 10th chances are you will be sold by March 1st. The next thing you should think about is the mechanical condition of your home. To most home owners their house is in perfect condition, they are accustomed to the sweek in the pipes when the heat comes on or you know to turn the faucet a little tighter to avoid a drip or that you can't plug the vacuum in the same outlet as the t.v or it will trip a circu...

Last week we discussed the Woburn Massachusetts housing market and compared it's available inventory to the week before. So, in fairness let's start there. December 9- December 16th Available Single Family Homes for sale 68, 3 homes under agreement  and 1 sold *source MLSPIN* Yes, buyers do buy during the winter months and holiday season. So is it time to really think about the game plan of selling? Only you can answer that. If it were me, I'd say the days are numbered until all the potential sellers will be putting their homes on the market and the inventory may bring the prices down (maybe) Here's another tip to get your home ready. Attack the closets!!!! There are allot of charities that will take your gently used clothing and animal shelters will take blankets, towel and bedding. Ot...

I realize it's only early December, But already our office has received over 5 requests this week for comparative market analysis's. This in addition to the report I read this morning saying that the medium home price in Woburn, Massachusetts has risen from $367,962 November 30, 2009 to $370,476 December 6,2009* source Trula Weekly Agent Report*. Please don't start thinking that every home has increased in value and if I wait til the "Spring" to list my home it will be worth $$$. Yes, you could be right. But let's take a step back and think why did home prices raise from last week to this week. Well, first of all it's simple...Supply vs. Demand. Last weeks  Woburn market had more homes and usually the first week of the month homes are SoLd, Exprire or cancel especially before the holida...

Everyone is aware of the Government Stimulus Program for 1st Time Home Buyers. And I've helped and meet these buyers. They are young and enthusiastic but also well schooled and cautious. Today, I ran a search in the following towns: Burlington, Melrose, North Reading, Reading, Stoneham, Tewksbury, Wakefield, Wilmington, Winchester, Woburn, Billerica and I found 41 Condos priced under $175,000 average days on Market 100. What does that say to the market.. it says some of these condos are OVER Priced. I could be wrong...but when a property is on the market more than 14 days without offers all the trainers, mentors, brokers and buyers say the same thing.  Why??? Does this person know their competition? Did they not get the memo that properties have depreciated? If your currently considerin...

So often I speak with people that ask "How is the market?" Well that's a great question and if you listen to the media they say it's a national crisis. People are upside down and are facing foreclosure. I'm not here to say ' not true. But instead to remind you that it all depends on the supply and demand. In my coverage area the market goes from extremely active to extremely depressed. For instance if you want to purchase a condo in Middlesex county the selection is vast and prices range from $41,000 to $1,940,000 there are over 9000 units for sale. With so much selection the question isn't "How's the market?"  which my reply would be"Great if you want to buy" Instead the question should be " Where should I buy?" As many of my colleagues have said it's a great time to buy. Prices are lo...
