Here is the market snapshot for the sales of Condominiums for the month of October 2010 for Wlimington, MA. (Data Source: MLSPIN). The surprise factor for me was - not a single condo was sold in Wilmington for the month of October, 2010 as per MLSPIN data - so you may read this data only for single family homes in Wilmington, MA. Median Sale Price: $355,000 ($372,000 for September, 2010.) Days on Market: 106 (up slightly from September 2010 - was 102) Average Sales Price: $360,981 ($385,542 for September 2010) Number of homes sold: 16 (12 in September 2010) Total Sales Volume: ~$5.8M (~$4.6M for September 2010)   Based on this, we can say, October 2010 was a better month for number of homes sold as well as total sales volume, despite the median and average sales price dipped little bit....

How are the sales in Wilmington, MA for September 2010? This time, based on the munbers, I have combined both Single Family and Condominiums and have prepared the sold statistics for Wilmington, MA for the month of September, 2010. (Courtesy: MLSPIN) Wilmington Stats Sept 2010     It is clear that FALL market is setting in in Wilmington, MA. Combined sale of only 12 units for the whole town of Wilmington does not sound promising. What is interesting is, the lowest sale price is $270,000 and highest is only $530,000! With paltry $4.6M in volume for the whole month (only MLSPIN records) and days on market going up up and up, we are not going anywhere - or if at all we are going anywhere, it's not desirable.

Wilmington, MA Real Estate Market trends over last 3 months..(courtesy: AltosResearch) This chart shows variation in price and inventory. Inventory is stable but median price is going down!   The next chart shows days on market and absorption of the homes over past 90 days. (little fluctuation in absorptionbut boy..days on market has gone up from 54 to 72 - almost 33% increase!!!     So these were the charts that presented the facts about Wilmington Real Estate Market Trends over last 90 days.

How is the market for Wilmington Real Estate? Let me share some information using this chart (Courtsy: AltorsResearch) and discuss what is happening in Wilminton Real Estate Market. This chart clearly indicates that inventory is steady - at about 86 - in wilmington in last 90 days, but median sale prices are falling rapidly - they are still down! Almost $15,000 in 3 months! So, if you are waiting to buy in Wilmington, may be.....Just be cautious of the rising mortgage interest rates - they are one of the lowest in many years and you do not want to wait for too long!
