For those of you following WEICHERT, REALTORS-Synergy's co-mascot, Lele Grace Tigger Too, and her pups, here are some of the latest photos.  Each of the puppies have gained at least 2 ounces or 20% of initial birth weight in just one day!  All are sleeping well, and Gracie's demeanor is absolutely gentle and loving.  Tomorrow - Day 3 they should be getting milk from Gracie, the first two days of suckling, they get a nutritious clear liquid from their mother's breast and allows time for the stimulation of milk production in day 3. Beagle pups minutes after birth I have received many, many personal e-mails this morning to share the photos of the babies.  I'm only too happy to oblige!  These are photos right after we tied off the umbilicals and let Gracie clean them off.  All were in the 10.5 to 11.5 oz range, which for 13 inch beagles is large.  But, as I said before, Gracie did wonderful with all of them.     This is the little boy, he was the first born                       This is the second pup born.  She was the only non-breach puppy.  I call her "Elaine" (from the Seinfeld episode) because her head was so large and Gracie had a hard time getting her out.             This little sweetie is going to break some stud's heart.  Her markings are extraordinary and she is very cuddly!                       This is ...

Weichert, Realtors-Synergy Mascot Has Four Gorgeous Beagle Puppies WEICHERT, REALTORS®-Synergy is proud to announce that our co-mascot, Lele Grace Tigger Too is resting comfortably with four gorgeous beagle pups (three little girls and one little boy) after a long awaited whelping that started Saturday afternoon April 3.  Over a course of about 4 hours on Sunday, Gracie deftly managed getting the pups out, cleaned them thoroughly and got them to suckle. This is Gracie's first litter, and we were a bit unsure of how she would react to the birthing process and how she would take to four little ones sharing her whelping box.  But she did absolutely wonderful, taking each one under her tummy to keep warm and cleaning, cleaning, and more cleaning. Affordable homes do exist in Wellesley MA! The other day I was driving around with some clients who are racing to beat the clock and get a new home under agreement by April 30 to take advantage of the first time homebuyer's tax credit.  As we were talking, the subject of Wellesley came up. For those of you familiar with our great town, we boast some of the highest rates for quality of life in the Commonwealth, and certainly amongst towns in the Metrowest area (See what goes into "quality of life" assessments here.)  Now, I don't have any statistics to support my assertion, but let me just say that whenever I meet a new client relocating from outside of the area, Wellesley is always on the top of their list of towns. The Wellesley Department of Public Works has sent out notices to all residents informing them that the water mains will be flushed during the hours of 8am to 5pm starting yesterday (October 19) through Friday October 23.  Since the Town just sent out the notices today (Tuesday), I hope that there haven't been any surprises! The major issue (besides not having water to brush your teeth or flush the toilet during the day) is that there may be sediment left in the water pipes which could discolor or stain your clothes.  So, when in doubt, run the cold water for a while before putting in a load of whites!                   Per the Wellesley DPW, the Recycling and Disposal Facility (RDF) will be open for six Sundays during the busy fall leaf season as follows:                           October 25, 2009                November 1, 2009                November 8, 2009                November 15, 2009                November 22, 2009                November 29, 2009   SUNDAY HOURS OF OPERATION:  11 am to 3 pm All contaminants should be removed before disposing leaves in the Grass and Leaf disposal area. Plastic bags, plant pots and other non-compostable material are common contaminates. Results Are In!..Local Real Estate Market… Wellesley, Needham, Natick As I have reported earlier this year the market varies greatly by town. Needham and Natick are demonstrating stability and equilibrium with sales and inventory in balance. Wellesley on the other hand has seen both sales units and dollar volume plummet by 42.8%  and 51.3% respectively. Combine drastically lower sales in Wellesley with inventory that has skyrocketed 74.8% and you get a market significantly out of  balance. Perhaps sellers are trying to out wait cautious buyers?  More likely, by waiting to reduce their asking prices, sellers will ultimately have to sell at an even lower price. I read an interesting article in Inman News the other day about the controversial subject of Dual Agency, aka direct deals or "double dipping" by some.  In other words, taking both sides of the commission by representing the seller and the buyer in a real estate transaction.      As of May 31, 2009, there were 221 single family listings in Wellesley on the Multiple Listing Service (MLSPin).  During May, 49 new single family listings were added to our MLSPin and an additional 8 single family homes were relisted for sale on the MLS, with an average list price of $1,592,167.    Based on the number of active single family listings versus the number of sales during the month, there is a market absorption rate of 10.0 months.   That is to say, based on the volume of sales during the past month, it will take approximately 301 days to sell all of the single family homes currently in inventory and sitting on the Wellesley market.   President Obama recently gave his 100 Day Progress report... So let's take a look at how the local Real Estate market has been doing for the first five months of 2009... As I described in my earlier reports, for the  first two months of 2009 compared to last year, the market has varied greatly by town. Needham continues to stay on solid ground,  but has leveled off  compared to the first two months. Wellesley’s home sales in dollar value for the first five months of 2009 plummeted 60.7%, and the median home price in Wellesley fell 15.4%, compared to the same period in 2008 . The Natick market for the same five month period, had a moderate decline of 19.6% in dollar volume, but is the only town in the trio to show a gain of 7.8% in median price.
