The number of single family homes sold in Waltham, MA during the month of October decreased from 21 sold (2007) to 19 homes sold in 2008. The average selling price decreased by almost 6% from $410,681 in 2007 to $386,271 in 2008.  The average DOM (Days on Market) increased dramatically to 105 days from 68 in 2007.

As both an appraiser and a real estate agent, I can safely say that appraisers often get a bad rap among the real estate community. In an effort to be knowledgeable of our current market, I weekly pull the market statistics in Watertown, Belmont, Arlington, Newton, Waltham, and Brighton. Below are the market statistics in Waltham, Massachusetts for Single Families, Condominiums and Multi-Families. I will be posting Waltham, MA market statistics weekly on Thursdays. The Waltham housing market has slowed for the average consumer in almost every category. Both average sale prices and median sale prices have seen a decrease since last year at this time. However, there has been an increase in total number of sales in multi-family homes. This comes as multi-family homes have seen a decrease of -$74,313 in average sales price. Waltham's single family home sales market  showed some seasonal volume strength but has weakened in the past month. With August sales numbers in, volume is slightly low, and prices remained level in August.  The graph below shows a line for the median price and bars for the numbers of homes sold.   In the Single Family market, there were 86 properties listed September 1. This represents a 9% decrease in inventory from the same time last year. The median sales price remained flat at $425,000. In August the time on market held at only 52 days, a positive indicator. The number of sales was 28. This is down slightly from July but 10% higher volume than last August. First a review of where we came from. For Waltham, the market volume showed a steady increase from 2000 through 2005 where 316 units sold. Much of the volume increase was driven by building and multifamily to condo conversion activities. Price increases have slowed, but prices continued to rise to an annual median price of $362,000 through 2007. In 2007, 283 units sold so the volume has fallen off 10% from the 2005 peak. So far in the first half of 2008 there have only been 120 sales, so the market volume is lower, and the pricing has also dropped.  There is a weak seasonal effect on the Waltham market with Q1 (Jan, Feb, Mar) and Q4 (Oct, Nov, Dec) being the volume lows. First a review of where we came from. For Waltham, the market volume and prices peaked in 2005, at an annual median price of $435,000. Prices have shown about a 5% pullback since that time. The number of homes sold in 2005 was 337. In 2007, 269 homes sold so the volume has fallen off 20%. So far in the first half of 2008 there have only been 119 sales, so the market volume is low. There is a seasonal effect on the Waltham market with Q1 (Jan, Feb, Mar) and Q4 (Oct, Nov, Dec) being the volume lows. This seasonality should be taken into account when looking at any monthly data. 2008 Q1 volume was very low, but Q2 was stronger so the strong summer trend seems to be holding. Recently, I ate at a great Tapas restaurant on Moody Street in Waltham, Massachusetts called Solea. I was greatly impressed with the menu offerings, the incredible taste and, of course, the sangria. You have the option of ordering off the regular menu and getting an entree, but I would highly recommend sharing tapas with your dinner guests. The Gambas al Ajillo (Garlic Shrimp) were incredible, but the best part is that everything I ate was incredible. It is located in the ever-improving Moody Street. New restaurants are "popping up" there seemingly every month. I am sure that I will be posting on quite a few more of their restaurants in short time. As you can see there has been depreciation in every housing market of Waltham over the last year. The largest depreciation is in Multi-Family homes which has dropped $90,953. Waltham is still a flourishing city on the rise though, as evident by its high number of sales year-to-date.
