Successfully closed on a short sale in Wakefield Massachusetts today. This home was a relatively easy one.  US Bank was the only lien holder and we received short sale approval in 15 days from submitting the package.  No deficiency judgements!! From the lender standpoint this was perfect, no issues no additional liens.  many times we have to deal with multiple liens, mortgage insurance companies, tax liens and so on..... It's sometimes said that one of the main functions we serve as real estate agents is being "hand-holders".  Especially in situations where clients need our support rather than our expertise.  Like at the closing table when the deal is pretty much done and the attorney is going over all the paperwork and telling them where to sign, etc.  You're there to hold their hand and tell them that it's ok, all closings have this much paperwork and sometimes even more! I've been in the business for eight years and while I have done a lot of figurative "hand-holding", I'm pretty sure that I've never had to actually hold someone's hand to get them to calm down or make them feel better.     With all the news saying "no one is going to get a mortgage" and me having to defend the Real Estate market each and every day because of this, I am proud to say Wakefield, Ma Real Estate is #7 in the United States.  This rank was reported by Business Week and then went on to all the local newspapers.  A gentleman from Business Week called me personally for an interview about why Wakefield is doing so well and what draws home owners into our town.  The poll was taken nationally based on the number of days properties spent on the market.  Wakfield was the only town within Massachusetts.  Of course just because compared to other cities Wakefield is doing well, it is still not at the top of its game and naturally prices are still down.  But I consider this a good thing because it gives...

As sad as it is to see the Montrose school going, it does leave a big beautiful space for new families to join the Wakefield community. After much specualtion and taking the time to meet with the development expert who is leading this construction, Jeff Rhuda of Symes Associates, I have learned what exactly is to come. Not only is he a developemental genious, but he has proved himself also to be a polished yet personable gentleman. Now through all the speculation I have the right answer. The demolishion is scheduled to start in early September. Though this may be the most unpleasant time for neighbors, demo will be over in less than 3 weeks.
