Does anyone have any thoughts or commentary on how long the rates will be this low? Each week, I tell myself that they cannot get any lower than this, then all of a sudden, they go lower. I often wonder whether they will get below 4.0 on the 30. Any commentary?

Recently, I had a client who wanted to go short on the sale of their home. After an initial discussion, I told them that we needed to negotiate a release of the outstanding contractual obligation (the note) with the lender. After explaining what that meant, I would suggest that if you are working with a client who is going short, make sure that you get a release of the note in the short sale approval form, despite what the lender says

According to a report published by the associated press, foreclosure activity is up in 154 of the 206 metropolitan areas. On information from Realty Trak, " about 1.7 million homeowners received a foreclosure related warning between January, 2010 to June 2010". With the unemployment problem, i can only guess were we will be in the second half of this year.

From the Associated Press:   CONFERENCE SCHEDULED: The Obama administration will hold a conference Aug. 17 to discuss the future of government-sponsored mortgage buyers Fannie Mae and Freddie Mac, which almost collapsed nearly two years ago. NO PLAN SO FAR: The financial overhaul signed by President Barack Obama didn't address their future, despite protests from Republicans. Obama officials plan to wait until next year, arguing that the housing market remains too fragile for major changes. HEFTY COSTS: Stablizing the two companies has cost taxpayers $145 billion so far.

If you are refinancing or purchasing a home, please remember that you have the choice to pick the settlement provider. If you have an attorney, he/she can close the loan for you. You don't have to use the "banks attorney".

Massachusetts Foreclosure Process There are two ways a lender can forelcose on your property.  One is entry and possession but is very rarely used in Massachusetts so I will not cover this type of foreclosure.  The second is the Non-Judicial process, which is what we typically see in Massachusetts.  The Non- Judicial foreclosure process takes advantage of the power of sale clause in your mortgage.  When you sign your mortgage at the closing table there is language in the mortgage, stating that you "pre-authorize" the bank to sell you home to pay off the balance of your note if you are in default.  There is a process the bank must go through to foreclose on your property. Tewksbury, Massachusetts recorded a gain in the number of sales of single-family homes last quarter, as compared to Q1 2008 and Q1 2007.  During the first quarter of 2009, 30 homes sold.  This represents an increase of 7.14 percent from the 28 sales of Q1 2008, and is 15.38 percent more than the 26 sales during the first quarter of 2007. The median price of single-family homes in Tewksbury dropped from the first quarter last year, down from $326,000 to $307,450 in Q1 2009, and a decline of 5.69 percent.  Last quarter’s median price is 15.76 percent below Q1 2006. Members of Free Christian Church in Andover Massachusetts who live or work in the town of Tewksbury Massachusetts will be in front of the Market Basket at Oakhurst Plaza between 5-8pm tonight and 9am to 12 pm tomorrow. They will be handing out a list of items that has been requested by the Tewksbury Food Pantry to anyone who would like to give a helping hand.
