Taking a quick look at the single family home market in Sturbridge, here is how this year compares to 2007: So far this year, from Jan 1 to Jun 6, there have been 22 single family homes sold.  The average days on market has been 149 for this time period.  Average sales price has been $338,758. In 2007, for the same timeframe of Jan 1 to Jun 6, there were 42 homes sold! Almost twice as many as this year. Interestingly, the average days on market was 178.  Average sales price was $340,753. Summing up, the volume of sales in Sturbridge has slipped quite a bit; however, home values are holding fairly steady. I'll let you know what the remainder of the year brings us.

In the past 90 days in Sturbridge, Massachusetts there have been 31 SOLD single family listings ranging from the sale prices of $148,000 - $615,000.  The average list price was $365,110 and the average sale price was $354,985.  Average days on market were 164 days.  56 homes were listed in this time and 15 homes went Under Contract.  Let us compare these numbers to last year at this time.  From August 27th - November 27th 2006 there were 33 homes SOLD ranging from $194,000 - $730,000.  The average list price was $363,885 and the average sale price was $365,729.  Average days on market were 134.18 days.  It is interesting to see that the average sale price only varies from a few hundred dollars in comparison to last year.  This being said, homes are on the market for an average of 12% mo...

Here is a quick look at what has happened in the Sturbridge real estate market this year: In 2007, from Jan. 1 to Nov. 20, 108 single family homes have been sold.  The average price is $344,189. In 2006, for the same time period, 143 single family homes were sold, with an average price of $362,050.This information was taken from data on MLS PIN and does not include property that may have been sold FSBO or other non-MLS type listings.   Any comments?  Send them along!
