Sharon MA is a wonderful bedroom community centrally located within a half hour train ride of either Boston or Providence.  One trip to this fair city and you will quickly see why it has made the Best Places to Live lists for both Time and CNN Money.  Here is a quick recap of your February 2015 Sharon MA Home Sales Report. I don't know about you, but I am really ready for spring.  Snow is fun for the first few days, but I am over it now.  The real estate market all along the Northeast has taken a hard hit due to the weather.  However, it appears to be business as usual for Sharon MA home sales.  Here's a rundown of the January 2015 Sharon MA Home Sales Report according to the MLS Property Information Network. A total of eight Sharon MA homes were sold between January 1st and January 31st this year.  While this may be a 46.7% drop off from home sales in December of 2014, it is the exact same amount of homes that were sold in January 2014.  One Sharon MA Buyer purchased a charming 4 bed/2 bath, 1632 square foot Antique Colonial on a quiet cul-de-sac for $365,000.  Another lucky Buyer is now the owner of a 5...

The 2014 Sharon MA home sales year in review showed that total sales were down while the average sale price increased slightly from 2013.  This seems to be the trend in the area's real estate.  If it sounds familiar, that is because we saw the same thing for 2014 home sales in Canton, Milton and Stoughton. According to the MLS Property Information Network, a total of 188 Sharon MA homes were sold in 2014.  That is 23.9% lower than the total sales in 2013.  One Stoughton MA Buyer purchased a 2 bed/1 bath, 1073 square foot fixer upper for $180,000 during the summer after just over a month on the market.  This was $5,000 over the asking price.  The highest price paid for a Stoughton MA property was $1,800,000.  That Buyer paid $451,000 (over the list price) for an 8 bed/ 3 full and 2 half ...

Trivia Contest to Celebrate Sharon MA 250th Anniversary Did you know that the Town of Sharon MA is celebrating its 250th Anniversary in 2015? Take a look at the beautiful logo Nancy Fyler designed (pictured to the right). There's a whole year's worth of activities planned, to gather the community and recognize our town's special anniversary. The first event was the "First Day" celebration on January 1st. There were bands, magicians, entertainers, hay rides, a bonfire and more right in the center of Post Office Square. It was a cold day but everyone enjoyed the celebration! 2014 Year End Real Estate Market Report for Sharon MA The real estate market for single family homes in Sharon MA finished 2014 with shrinking inventory and a higher Average Sales Price than ever before. In 2014, a total of 188 single family homes sold in Sharon; the smallest real estate market in Sharon since 2011. Sharon MA Real Estate Market Report - December 2014 Despite the holidays and school vacation, 15 single family homes sold in Sharon MA in December, according to the Mutiple Listing Service Property Information Network (MLSPIN). This was the the same number sold in October and November combined. Most of the homes were originally listed for sale in September and October with closing dates in December. The average sales price of homes sold in December 2014 was $481,947 with a Sales Price to List Price Ratio (SP:LP) of 97. In other words, on average the houses sold for 97% of the price at which they were listed at the time of the offer. The Average Days on Market (DOM) for these properties was 72, which is twice as long as the Average Days on Market for all single family homes sold in Sharo...

I hope everyone had a great Christmas yesterday.  The single digit Sharon MA home sale figures continued last month, while prices continued to decline.  What specifically did the Sharon MA Home Sales Report for November 2014 say?  Here is a brief recap. According to the MLS Property Information Network, a total of seven single-family homes were sold in Sharon MA between November 1st and November 30th, 2014.  This is a slight decrease from the eight sold the previous month and a 65% drop off from the same time last year.  One Sharon MA Buyer purchased a 3 bed/1 bath, 1202 square foot Ranch-style home for just $275,000.  At the top of last month's sales, someone bought a beautiful 3 bed/2.5 bath, 4300 square foot Colonial for $757,000.  Both of these were below their original list price. ...

Any Buyer interested in purchasing a Sharon MA home should be pretty excited right now.  The October 2014 Sharon MA home sales report figures released by the MLS Property Information Network show a significant drop in both total sales and average sale price from the same time last year.  Could this possibly mean that Sharon MA Home Buyers may have a bit of an upper hand in negotiations?
