There's No Such Thing As the Perfect House! This is an extremely important concept for every buyer to understand, and every buyer's agent. You can look at every house that comes on the market. You can keep waiting for the "right" house. But, please understand that there is no such thing as the perfect house! It only exists in our heads, and even then we are constantly changing the details. There may be a room that is a little smaller than you wish it was, or perhaps the bathroom tiles are a little more pink that you would like. The basement might not be finished, or maybe you have to duck your head when you go down the stairs. There may not be any central air conditioning, or the vanity in the bathroom may just have one sink. The question you have to ask yourself is, "Can you live with...

Why You Need a Preapproval Letter! The other day someone who is renting asked me what would happen if they submitted an offer on one of my listings without a preapproval letter. They said they are in the proccess of applying to be preapproved, but had not submitted all the necessary paperwork. I answered that the seller would not respond to the offer until we received the preapproval letter. The person asking seemed surprised by my answer. Here's why you need to submit a preapproval letter with your offer: 1. Getting preapproved by a lender means that the lender has checked your credit, looked at your recent pay stubs, W-2, and recent tax return among other possible documents and determined how much money they are willing to lend you money. This gives you important information as a buy...

As if snow days and the threat of school until the end of June wasn't bad enough, now there's a new threat building for people who own homes in Sharon MA. Ice dams. A combination of improperly ventilated and insulated attics are partly to blame. That, the enormous amount of snow we've had, and the alternating cold and warm temperatures.  When heated air from a home rises to the attic, it can warm the roof sufficiently to melt the snow. As the water runs down the roof, it freezes along the much cooler edge of the roof and accumulates until a thick band of ice forms. This ice dam prevents melting snow from running off the roof of your Sharon MA home. The snow melt can back up under shingles and cause leaks inside the house. When a roof is properly ventilated, cool outside air is drawn in...

In 1945, Sharon Massachusetts was a small town with a population of approximately 4,000 people. It had a history as a mountain lake resort, and an even deeper past rooted in Colonial America and the Revolutionary War. At the time, there were few homes available in Sharon MA. Before World War II, home ownership was just a dream for most Americans. During the war, the housing industry was mostly at a standstill as labor and materials were diverted for the war effort. But, after the war things changed. Millions of returning soldiers took advantage of the GI Bill's home loan guaranty. According to information on the Office of Veteran Affairs website, the Veteran Administration backed nearly 2.4 million home loans for World War II veterans. Developers looked for land where they could build h...

The average sales price of single family homes sold in Sharon MA in January 2011 climbed 72% since December 2010. Those figures include the sale of a $1 million dollar home which sold in January. Even without that home in the calculations, the average sales price increased by 60%. Does that mean that there is huge upward trend in the local real estate market? No. The numbers don't mean that. In January 2011, there were 8 single family homes sold. The lowest sale price was $460,000, which is $63,000 above the median sales price in Sharon for 2010. The higher than usual sales prices this month can mistakenly lead one to misinterpret the market. Here's a look at the rise and fall of the Average Sales Prices of Single Family Homes, from January 2010 to January 2011.   You'll notice that th...

There are some easy and inexpensive things you can do to stay warm, lower your heating bills, and prevent damage to your home in Sharon MA this winter. Here are 7 tips: 1. If you haven't had your heating system checked in more than a year (or ever!) now is a good time to schedule an appointment. Have the connections and thermostat checked annually. You can clean and change filters yourself. Regular maintenance on your heating system will help it run more efficiently (lower bills) and prevent emergency repairs. 2. Knock down heavy icicles building up over the walkway or stairs of your home in Sharon MA. You can use a shovel or broom to knock them down and away from the path. As they drip and re-freeze, they create icy patches on stairs and walkways. 3. You may be able to use a window ins...

The Wall Street Journal (Friday, January 21, 2011) reported positive news about a surge in existing home sales for December. According to the article, written by S. Mitra Kalita, the National Association of Realtors (NAR) data released on Thursday showed that lower housing prices and interest rates resulted in a 12.3% increase in the number of sales in December from November. He added that, "The recovery will likey continue as job growth gains momentum and rising rents encourage more renters into ownership, while exceptional affordability conditions remain."
